Situation The Cumbrian parish of Asby is in the former county of Westmorland, and lies in the northwest of the Dales National Park (the Westmorland Dales). Very much a rural area, renowned for its agricultural tradition and heritage, it encompasses two villages, Great Asby and . The principal village of Great Asby is well signposted from the small market town of Appleby-in-Westmorland and nestles in beautiful countryside either side of Asby Beck.

Great Asby has its own primary school, church, chapels and pub. Appleby (a stop on the spectacular Settle- railway) has a primary and secondary school, doctor’s surgery, weekly market and local shops. To the north the town of Penrith (19 miles) is the gateway to the North Lakes, including and Bassenthwaite. To the south the market town of Kendal (21 miles) takes you to and the South Lakes. Penrith has excellent shopping, an independent primary school, a choice of secondary schools and a direct inter-city rail service to London Euston (approximately 3 hours). Road links to both north and south, via junctions 40 and 38 of the , are very good and give access to Manchester Airport. The property AA Grade II* listed building, the Old Rectory was built around a 14th entury pele tower, from the days of the Border Reivers when cross- border raids, local squabbles and cattle rustling were rife. Whilst still retaining its original architectural features it has been sensitively modernised to provide accommodation of six bedrooms, snooker room, four bath/shower rooms (2 ensuite), entrance hall,

Coach House elegant drawing room, family room, well-equipped living kitchen and a sensational 650 year-old barrel vaulted dining room. Above this is the snooker room (and full-sized snooker table) with Tudor fireplace.

Behind the Old Rectory, separated by an area of garden and driveway, is the Coach House, a cleverly converted vernacular building providing comfortable self-contained accommodation. It has three bedrooms, two bath/shower rooms (1 ensuite), two reception rooms and, of particular note, a wonderful sunroom from which the beautiful garden can be enjoyed throughout the year.

(See floor plans for room layout and dimensions). Garden and Outbuildings Both dwellings share a gravel turning area where the driveway terminates, part of which separates the two buildings. At the front of the Old Rectory is a lawn, bounded by a traditional dry stone wall. The lion’s share of the immaculate, mature south-facing garden is behind the Coach House. It too is bounded by stone walls and is predominantly lawn with terraced herbaceous borders, interspersed with mature trees and shrubs, and includes an ornamental pond, a greenhouse and two garden sheds. Significantly, the garden provides marvellous views over the surrounding countryside. Directions (CA16 6EX) The postcode (CA16 6EX) covers a large part of the village. Once in Great Asby find the church in the centre of the village. At its main entrance is a lych gate and a single lane road bridge across the beck. On crossing the bridge the Old Rectory’s gateway and drive are immediately ahead.

Services The Old Rectory and Coach House each have a mains water supply and mains drainage. They also benefit from fibre optic broadband to each house. The Old Rectory has an oil-fired central heating system; the Coach House has an oil-fired central heating system (provided by a Heritage cooker) with underfloor heating downstairs and radiators on the first floor.

Listed Buildings The Old Rectory is scheduled by English Heritage as being of Architectural and Historical Importance Grade II*.
