Sundridge Hill, Cuxton, Rochester ME2 1LF www.sibleypares.co.uk 01622 673086 [email protected] Sundridge Hill, Cuxton, Rochester ME2 1LF Description

The site is approximately 5.5 acres and slopes down from north to south, the northern boundary being the A228 Sundridge Hill, sloping down towards the River .

The site comprises a single fallow field (edged red), with the redundant structure and two semi-detached bungalows being retained (edged blue). The field is bound to the south by marshland and the Medway Valley railway line and to the west by a further field and an area of allotments. The are residential dwellings to the north and east.

The site is less than 1 mile from Junction 2 of the M2 and less than 3 miles from Railway Station that offers a direct high-speed service to London St Pancras in approximately 35 minutes.

Planning

The site forms part of a wider SLAA (Strategic Land Availability Assessment) site reference 1068 (South of Sundridge Hill, Cuxton) as identified in the Medway SLAA 2015 and 2017. The SLAA 2017 concludes that the site is unsuitable for allocation but representations made to Medway Council by Barton Willmore in April 2017 demonstrate that there are no overriding accessibility, ecological or landscape constraints which preclude the allocation of the site for residential purposes.

These representations form part of a development options consultation document which can be made available on request or by contacting Andrew Wilford at Barton Wilmore. Sundridge Hill, Cuxton, Rochester ME2 1LF

Planning, continued...

The North Strategic Housing and Economic Needs Assessment (November 2015) identifies Cuxton as being one of the key settlements outside of the urban area and Medway is short on their housing land supply figures . Furthermore, there is extremely limited capacity for growth, with the Area of Outstanding Natural Beauty (AONB) and Green Belt surrounding the village north, west and south, and areas of high flood risk to the east of the village. The Site, at Land south of Sundridge Hill, is located outside of these constraints, and therefore represents a significant opportunity for residential development which will help maintain and enhance the vitality of the village.
