This southern part of Italy has marvellous natural back- drops of limpid seas and inviolate woods, beneath peerless skies, harsh mountains and long coast lines, most of it largely untouched making it the perfect destination for a vacation. Maruggio is a small town in the district of Taranto. The province of Taranto is found in the Puglia region of Italy, which is the region that forms part of the heel of Italy’s boot. The weather is typically hot and dry. The beaches on the coast of the Ionian Sea offer plenty of places to sunbathe, swim, and snorkel. Maruggio also belongs to Salento, a region known for its superb climate with mild winters and very hot summers, excellent food and wine and vast cultural and historical heritage. This valley surrounded by olive groves and vineyards, lies in the plain along the north south direction. Apart forn its beautiful waters and quiet and sandy beaches the region has much interesting history and character in its villages with ‘trulli’ houses dating back to the middle ages and historical buildings in the Baroque and Rococo, Gothic and Romanasque style of architecture. darling Maruggio, Italy Location associates February 2008 7059 Development Proposal Location Apulia is a region in southeastern Italy bordering the Adriatic Sea in the east, the Ionian Sea to the southeast, and the Strait of Òtranto and Gulf of Taranto in the south. Its southern portion known as Salento, a peninsula, forms a high heel on the “boot” of Italy. It is bordered by the other Italian regions of Molise to the north, Campania to the west, and Basilicata to the southwest. It neigh- bours Greece and Albania, across the Ionian and Adriatic Seas, respectively. Puglia is mostly a plain; its low coast, however, is broken by the mountainous Gargano Peninsula in the north, and there are mountains in the north central part of the region. Campomarina: About 2.5 km from Maruggio is the beach of Campomarino found on the Ionian sea, in the Gulf of Taranto, about halfway between Taranto and Lecce. Fortunately the tourism industry has so far passed Campomarino by, which means that even in high season the region never seems too crowded. Those who do come here are looking for quiet relaxation. Site: The site is located in a town called Campomarino di Maruggio at a distance of about 500m away from the Ionian sea. Baroque architecture is the most predominant architectural style in Lecce, also called ‘lecce Baroque’. Lecce has some of the most interesting and beautiful retreats for tourists with activities such as boat- ing, sailing, water craft, fishing, volcanoes and hot springs. The coast extends about 9 km, it is predominantly sandy beaches bordered by attractive dunes and veg- etation protected as a natural site by UNESCO. This stretch of coast is one of the best preserved in Italy, giving a real sense of unspolit beauty. Campomarino (Maruggio Marina) boasts clear, unpolluted waters and is popular with small fishing boats and recreational craft alike. The town itself has a wide variety of amenities, markets, shops, restau- rants, bars etc. By car you have many attractions within an hours drive, darling Maruggio, Italy Site Context associates February 2008 7059 Development Proposal Site massing The site is strategically located in a perfect position because the municipality has decided to make the existing road longer. This road should become the new bypass for all the traffic that goes actually along the coast. This way the centre of the town will be free from congestion. The main entrance of the complex is lo- cated on this road so that it can be easily reached by car. Three strategic access at the sea are located just near to the entrances of the sport centre and the resort. The site is enough close to the town but with the possibility to be enclosed in a self functioning structure. It is possible to have a view of the sea from every part of the site, especially from the top floors of the villas and resort area. The public activities (sport centre and green area with an open air theatre) are strategically located at the extremities of the site so that can be easily reached from both customers inside and outside the area but keeping the independence from the resort and the apartments/villas. These zones take advantage of the unusual shape of the site to create areas of different character. The area to the west, nearest to the centre of Campomarino is zoned as ho- tel, apartments and leisure, and the area to the east as houses. Every apartment is planned with balconies overlooking the communal gardens, and are ac- cessed via cores approached from the perimeter paths. This makes the central garden area very secure. The ground floor units have private terraces adjoining the gardens. Leisure On the West of the site, closest to the centre of Campomarino, is a sports centre, with tennis courts, open air pool, basketballcourts and a sports club building. These facilities are located so that they are easily accessible from the hotel, apartments, and the town centre. darling Maruggio, Italy Design Proposal associates February 2008 7059 Development Proposal Design Proposal Hotel The main entrance to the hotel is off the central square, with a drop off area for taxis and cars. The hotel is planned as a series of blocks around a central garden, which lines the perimeter of a protected nature reserve. The main reception faces onto the square and opens onto the gardens on the other side, and a series of covered walkways from reception lead to the rooms. These are within three storey buildings and are all planned to have balconies with views over the landscaped gardens, and also benefit from generally southern aspect. A main restaurant is located adjacent to the restaurant area, and a poolside terrace restaurant is located within the garden. A small Dining pavilion is located within the nature reserve to provide a different experience for guests.
