LOCATION: The former Mouth Lane Pumping Station is situated in Mouth Lane, Guyhirn, 1½ miles north of the village and adjacent to the banks of the . It is 3.8 miles south west of Wisbech and 2 miles north east of Guyhirn and its exact location is shown on the location plan included in these Particulars.

DESCRIPTION: The property comprises a former Pumping Station, run and controlled by the North Level District Internal Drainage Board which subsequently became redundant after the new Pumping Station was built in 1980. The pumping equipment has all been removed (to a Museum of pumping engines in Wales) and the property is now available for sale.

HISTORICAL NOTE: The Pumping Station was built in 1936 for the Wisbech Northside Drainage Commissioners under the Chairmanship of Arthur Image. Major R G Clark was the Engineer with the main contractors being W H Allen Sons and Co. Limited for the pumping plant and Dredging and Construction Co. Limited of King’s Lynn as the builders. It drained a largely agricultural area of approximately 780 hectares (1,927 acres) until the neighbouring replacement pumping station was built in 1980.

PLANNING PERMISSION: Planning Consent has been granted by the Council under reference F/YR15/0567/F – the application was registerable on the 26th June 2015 and was granted on 27th April 2016. A copy of the consent, together with conditions which need to be considered carefully, are available within the Information Pack. The 3 year life to the consent runs until 26th April 2019.

PLANS: A detailed plan showing the potential scheme for conversion which was prepared by Peter Humphrey Associates Limited of Wisbech (reference 5219/PL01C) is available to be downloaded with the Information Pack. A site plan used in the application and some of the plans and images from the plans are reproduced in these Sale Particulars.

ACCOMMODATION: The building is essentially rectangularly shaped being built of brick under a pitched roof. It presently measures about 6.35m x 4.7m internally and the imaginative design provided by the Architects, will provide on the ground floor, a living/dining/kitchen area and on the first floor, a bedroom and bathroom with a small landing.

The land/plot extends to approximately 880m² (0.21 acres) and a new access will have to be provided by the purchaser from Mouth Lane as shown on the plans. The south/west boundary will be defined with a fence owned and the responsibility of the neighbour on the south side. The roadside boundary is presently a hedge and the purchaser will be responsible for erecting a concrete post and wire fence along the new north east boundary and continue to be responsible for the north west boundary.

It should be noted that the surplus water from land to the rear runs into a drain and parallel to the rear (north west boundary). This will be shown on site at the time viewings take place.

There is an overhead electric wire with pole and stay on the property. There is also an underground water supply and electricity control box which runs the pump for fresh water to supply Rummers Farm irrigation reservoir to the west and has an underground pipe with is a permanent easement, details of this will be explained at the time of viewings. The land to the north east forms part of the retained property owned by the North Level District Internal Drainage Board.

All previous connections to the River Nene as far as the function as a Pump House is concerned, have been capped off.
