The Location

The hamlet of Northington lies in glorious countryside at the southern end of the Candover valley about four and a half miles from the small Georgian town of Alresford. Magpies lies in a wonderful setting at the end of a private drive on rising ground and has long views over the adjoining valley and countryside to the east, through which flows the Candover stream, a tributary of the Rivers Alre and Itchen and west to St Johns Church, the oldest portion dating from 1150 AD. Surrounding Northington is some of Hampshire’s undulating downland countryside perfect for walking and riding and in the neighbouring hamlet of Totford there is a public house.

Although in peaceful countryside, Northington is not remote. There is a country bus service between Alresford and Basingstoke. Alresford, with its attractive centre, has an excellent variety of shops and there are fast road links to Winchester and Basingstoke, both of which have mainline railway stations on the London/Waterloo line and access to the M3 motorway.

From Winchester take the Road to the A33 London/Basingstoke Road. Proceed

north for just over two and a half

miles turning right, signposted Northington and The Candovers. Drive for about four miles, fork right, signposted Northington Only. Proceed down the hill and turn right, signposted The Church. Drive to the church bearing left in front of the lychgate and continue down the drive to Magpies.

The Property

Magpies is believed to be just over 200 years old and has subsequently been extended and was formerly part of the Grange Park Estate. The cottage is semi-detached and has exceptionally pretty brick and flint elevations covered in climbers including roses, honeysuckle and climbing hydrangea. It has UPVC small pane double glazed casement windows under a slate and dormered roof. In the old part of the cottage there are exposed timbers, flagstone floors and a fine old inglenook fireplace. Within the extension there is a well-proportioned drawing room/dining room, kitchen and principal bedroom suite above. Magpies is without doubt the perfect English country cottage in an exquisite setting. From the brick paviour drive steps lead down and a paved path leads across the front of the cottage to a ledged and braced front door which opens into an entrance vestibule with an oak staircase rising to the first floor. On the right is the study with fitted oak bookshelves, cupboards under and on the left the sitting room has a rather fine inglenook fireplace with oak bresummer beam, raised brick hearth, wood burning stove, former bread oven to one side with a shelved display recess above. A door leads through to a rear vestibule and a boot room/porch with door opening out on to the terrace and gardens. There is also a useful understairs cupboard and cloakroom. Off the sitting room is a beautifully proportioned drawing room and dining room. One wall has exposed brick and flint work and a wood burning stove stands on a raised brick hearth. Double and single French doors open out to the garden. The kitchen is fitted with shaker-style units, laminated wood effect work surfaces and part tiled walls. Appliances include a Rangemaster cooker set in a part tiled surround, dishwasher, washing machine, freezer, refrigerator and a one and a half bowl single drainer china sink. Stairs rise to the first floor landing where there are wonderful east facing views over the garden and across the valley and the Candover stream. The garage has an up and over automatic door, in one corner it houses the oil fired boiler and Megaflow hot tank. The garage is lined inside, it has a side door and at the rear there is a workshop/utility/hobbies room fitted with shelving. It has space for a refrigerator/freezer, a garden door and vinyl floor.

The Gardens

The beautiful main garden lies on the east side. Adjoining the cottage there is a paved terrace, beyond lawn on two levels divided by a rockery.
