CENTRAL EXCISE COMMISSIONERATE : MUMBAI-V 1 JURISDICTION : The Present Mumbai-V Commissionerate was formed during the reorganisation of existing three Commissionerates namely Mumbai-I,II and III Commisisonerates in 1997 ans was carved out of Mumbai-II Commissioneatates. It consisted of four divisions namely Andheri, Goregaon, Malad and Kandivali. The Commissionerates shifted to the present premises i.e. Utpad Shoulk Bhavan at Bandra Kurla complex since 16 August 1999. The Utpad Shulk Bhavan is a newly constructed seven storied building. The Commissionerate is housed on five floors ground to fifth floor. The Settlement Commission is housed on the top two floors i.e. sixth and seventh floors. The Mumbai-V Commissionerate was again reorganised after cadre restructuring on 01.11.2002. There was no change in overall jurisdiction of the Commissionerate However, a new divisions taking the total number of divisions to five. Presently, Mumbai-V Commissionerate (viz. Andheri,Goregaon,Malad,Kandivali & Borivalli) and 26 Ranges. All Divisions, except Goregaon Divisions which has six, all other residential areas like Andheri, Goregaon, Malad, Kandavili & Borivali, have five ranges each. The jurisdiction of Commissionerate extends from Vile Parle (west) to Dahisar which compries mostly of middle class. and Borivali. None of these suburbs are conducive to industrial alimate required for setting up or for growth of industry. State Government also aim to maximum urbanization. Hence, there is little scope of industrial growth in near future. The details of the scheme are as under. If direct route is not available between the origin and destination, then distance is calculated of the routes with one change-over point. In case of multiple routes with one change-over point, minimum distance with change-over is considered for calculating the bus pass value. In the event of non-availability of connection between origin and destination even with one change-over, distance based bus pass cannot be given. Under such circumstances, passengers are advised to opt for fixed amount pass. As the bus operation is being changed as per the demand, distance between origin and destinations may not be constant. Under such circumstances bus pass values shall also increase or decrease. -

MA R K E T B E AT MUMBAI Residential Q1 2021 Resurgence of COVID affected residential launches in Q1 Mumbai’s residential sector witnessed launch of 10,742 units during the first quarter of 2021 with a marginal q-o-q drop of 6.5%. Developers launched fewer units in the current quarter on the back of resurgence of COVID and rising infection levels in the city. On a y-o-y basis, launches were down by 39.1%, which Q-O-Q DROP IN NEW LAUNCHES indicates that sustained recovery is still a few quarters away though residential sales have been improving gradually. Eastern Suburbs submarket witnessed 6.5% (Q1 2021) the maximum launches during the quarter with a share of 29% followed by Extended Eastern Suburbs and Western Suburbs with 26% and 21% shares, respectively. On a quarterly basis, while all these submarkets witnessed growth in new launches, few other submarkets like Thane, Navi Mumbai and Extended Western Suburbs saw perceptible drop in quarterly launches. Prominent developers like Godrej Properties, Runwal Group, Oberoi Realty and 57% SHARE OF MID SEGMENT IN Raymond Realty were the most active during the quarter and contributed nearly 47% of the total new launched units. Developers across all submarkets have UNIT LAUNCHES (Q1 2021) been focusing on the completion of ongoing projects but rising Covid cases and localized restrictions might impact construction timelines and further delay the handover of new homes by at least 3-6 months. SHARE OF EASTERN SUBURBS During the quarter, sales activity remained healthy as developers continued to offer various payment incentives to attract homebuyers along with the 29% IN UNIT LAUNCHES (Q1 2021) reduction in stamp duty that drove the housing demand.
