Visual Analysis Specialist consultants FPCR Environment and Design Ltd were appointed by Gladman to undertake an assessment of the site in respect of Landscape Character and Visual Resources. The report concludes that a residential scheme can be accommodated without any significant adverse effects. 4

The majority of views are constrained by a combination of existing settlement edge, vegetation and undulating landform. 1 The site is largely screened from the majority of viewpoints, or partially 2 visible through intervening vegetation. Some bungalows along Glebe Road will experience uninterrupted views into the site, but these buildings screen views from further into Queniborough. The site cannot be seen 3 from any publicly accessible viewpoints within the Conservation Area. Views towards the site from public footpaths and the adjacent sports 4 club are mostly screened by intervening trees and hedgerows.
