Established in the year 2001 as trading company known as ‘Sealtech Construction’, with a startup capital of RM150, 000. Its reputation is not confined to alone but has earned the respect of International manufacturers, contractors, and consultants. To meet customer needs, PMB has the ability to associate and represent principals internationally.

Our build & design capability eliminates the common dispute in construction where the designers and the builders are two different parties. When that happens normally there is a tendency for project delay due to what is designed is not necessarily workable during construction phase.

We take safety measures by adopting a responsible attitude in balancing safety, environmental and commercial considerations. It shall maintain optimum balance for the commercial benefit of our clients, safety of our staffs, and the environment.

Cost efficiency is achieved when we apply good economic principles where necessary as a cost control measures, monitoring the efficiency of every equipments / machinery used, staff productivity and by doing cash flow analysis.

Operations efficiency is achieved through the dedication of our staffs, and constant review of our management, working and quality system.

Who We Are

ProMillion Management was incorporated in 2004 with the aim of rendering a quality and ethical service to property owners in Malaysia. We are an expert in Building Management and we also provide training to develop the people managing the building. We provide A-Z training on Building Management & also the soft skills needed for them to interact with people & residents of the property managed.

In Facilities Management, our experienced Building Manager supervises the hard and soft services of a built structure, ensuring that the security, health and safety, and maintenance of this built structure are in place to a satisfactory level. There are essentially two types of building manager positions: residential and commercial. Hard services usually relate to physical, structural services such as fire alarm systems, lifts and so on whereas soft services allude to cleaning, landscaping, security and suchlike human-sourced services.

It is our mission to effectively and efficiently utilize our team of specialized experts to provide direct and measurable benefit to you; either by increasing revenue or decreasing expenses and increasing in the Quality , standard and market value of your property.

When it comes to managing a building which is entering its wear & tear stage, we have the advantage since we have a Construction arm under the same banner. In most cases, we use it as benchmark during Open Tender Bidding exercise to identify which of the Vendor s participating over quote or under quote in their proposals.

What We Do

Asset Management Services

Advice on and make proposal to improve and maintain the capital value of the property, if and when required and deemed necessary. Determine all necessary repair and maintenance works including improvement works within the common area of the subject property and to engage and supervise all relevant contractors.

Carry out regular inspection of the subject property’s common area and grounds in order to determine contingency maintenance requirements. Advice on policies and/or house rules and regulations pertaining to the common property from time to time. Advice on matter such as defaulters, preventive maintenance requirements, proposed improvements and cost saving measures and budgetary situation to the client from time to time.

FINANCIAL SERVICES

To advice Client on the preparation of:

i) monthly financial receipt and payment statements payment advice of quit rents, insurance premium, and other statutory out-goings, if any, where applicable ii) payment advice and make payments for Property Management & Facilities maintenance services, where applicable iii) banking matters pertaining to the property’s operating management funds iv) enforcing policies to be agreed upon from time to time towards the objective of minimizing operating expenses through stringent budgetary control, tender procedures and economies of scales. v) to submit the annual budget for building operations

Administrative Services

To advice Client on the:

i) Invoicing, collection and issuance of receipts for maintenance contributions and other operating incomes. ii) The planning and administration to ensure orderly parking where applicable iii) To ensure site operation staff, contractors/service providers carry out their duties as per their terms of employment.

Site visits by Sr. Building Manager prior to arrangements made from time to time.

To undertake a survey of the common area building and fixtures and to advice on the staff requirements to ensure the smooth management and administration from time to time.

To monitor and control the use of common areas by owners and residents in accordance to House Rules and Policy Decisions.

To Advise on insurance coverage to protect the interest of the owners in respect of the building and common areas, and to administer all claims permissible by the policies, and

To ensure the status of the common property conforms to existing statutory requirements at all times. Facilities Management

To assist in engaging and supervising site staffs to carry out preventive, regular and daily maintenance programs.

To assist in engaging and supervising contractors/service providers for the cleaning of the subject property’s common areas and grounds.

To assist the Client to supervise contractors/service providers for mechanical, electrical and fire fighting inspection and maintenance within the subject property’s common areas.

To advice client to regulate and enforce by formulation of policies for the usage of common areas and grounds, including fixtures and fittings by the residents and their guests.
