When the current owners first saw the house 13 years ago, they were instantly impressed by how spacious it felt for an historic property, ‘We were really impressed by all the space and the height of the rooms, we had looked at a lot of old houses where you had to always duck but there is plenty of head room in this house. When we bought the house, we were making the move up from London and we were a little concerned about leaving the big city and adjusting to rural life but Dickleburgh has everything you need. It really does have the best of rural living but it is still very well connected to town life with Diss close by which has a train station so you can easily get back to London when you need to. The house is right in the centre of the village but when you look out over the garden, you could easily be out in the countryside and miles from anywhere. It has been such a fantastic family house and a great home for bringing up our children in.’

It is thought that the oldest parts of the house date from around 1507 and by 1789, it was registered as The Kings Head Coaching Inn, serving travellers on the road between Norwich and Ipswich. A sales advertisement in 1812, describes the Inn as having ‘A Barn, Stables and other necessary outbuildings, blacksmith’s shop and several enclosures of most excellent arable and pasture land, by estimation more or less forty acres.’ The Inn closed in 1997 and was then converted into a spacious family home. The house still retains its impressive and distinctive appearance and stands in a prominent position in the centre of Dickleburgh, next to All Saints Church and opposite the village shop. Timber framed and Grade ll Listed, the house has many notable character features both inside and out, with a superb octagonal chimney stack, exposed beams and timbers and wonderful inglenook fireplaces.

The current owners have made a number of thoughtful changes to the property over the years, all very much in keeping with the character of the property, ‘When we moved in we felt that the house just didn’t make the most of the garden, so we extended the kitchen and added the bi-fold doors so as to make a real connection between the house and garden. We liked this so much that we also added bi-fold doors to the sitting room and office to have the same effect.’ The house is very well presented throughout and the accommodation is spread over three floors with four bedrooms on the first floor and three more at the top of the house. Downstairs, the living rooms have quite an open plan feel with the sitting room and drawing room flowing nicely into each other. Both rooms have a wealth of original beams and timbers, inglenook fireplaces with charming wood burning stoves and the sitting room also has the wonderful bi-fold doors that lead to the garden and fill the room with natural light. The current owners have been using the third reception room as a very useful home office, ‘We both work from home so it’s been great to have the home office space, the previous owners used it as an artist’s studio and it is a lovely and light room. It could also lend itself to being a playroom or garden room for sitting and relaxing in or could be used as a studio again.’ The classic and contemporary combine in the stunning kitchen extension that leads from the traditional dining room. The Mulberry kitchen with its clean lines and modern units complements the historic character of the house and with the bi-fold doors and skylights; the kitchen is bright, light and airy. This is the current owner’s favourite part of the house, ‘We love the kitchen and dining area, it’s a multi-functional space and where we spend most of our time if we’re not in the office. There are lovely views over the garden and we keep some bird watching books by the back door and often sit and try to identify what we see!’

Outside, the delightful gardens stretch to approximately 1 acre and are surrounded by mature trees and hedging. There is a vast paved patio that is perfect for entertaining friends and family for a barbeque or summer party or just for sitting and relaxing on a sunny day, enjoying the peaceful surroundings. The current owners have loved spending time in the garden, ‘The garden is fantastic, the previous owners had made it quite formal and elaborate but we’ve kept it simpler. There’s also a paddock area at the back which could have space for horses and a big garage that has plenty of space for parking or ample room for storage. There is also a large workshop which I tinker about in, a log store close to the house and what we call the outside kitchen area which has a sink with a cold water supply and we also keep the freezer in there. As the house used to be the pub there is also lots of parking space too.’

On The Doorstep Dickleburgh is a popular and sought after village on the border and is 5 miles to the north of Diss. The village still retains an excellent range of local amenities and facilities and the current owners have enjoyed their time living in the village, ‘We’ve liked living in Dickleburgh, there’s an excellent village shop and post office that has everything you need and we’re within walking distance to an Ofsted outstanding rated school. There’s a great community with various activities going on in the village centre and church rooms and there are playing fields and sports clubs you can join. A bus service that goes to either Diss or Norwich comes through the village and you’re only a few minutes’ drive away from Diss with the train station and a wider range of shops.’

How Far Is It To The Market town of Diss is just 5 miles distant with its main line rail link to Norwich, and London Liverpool Street. The town offers lots of amenities including shops, garages, restaurants, pubs, takeaways and supermarkets. The vibrant cathedral city of Norwich is just over 18 miles to the north and again offers a main line rail link to London along with an international airport, shops, boutiques, two shopping centres to include The Mall and Chapelfields, restaurants, cinemas, theatres and a covered outdoor market.

Directions Proceed from the market town of Diss along Victoria Road. Follow this road out of the town to the A140 roundabout. Take the first exit onto the A140 in the direction of Norwich. At the next roundabout take the exit signposted Dickleburgh. Follow the road into the village and the property will be located in the centre of the village, next to the village church and opposite the village shop.
