2534 is a 542-acre master-planned, mixed-use community at the intersection of Interstate 25 and US Highway 34 in NorthernColorado. The project is ideally positioned at the epicenter of the fastest growing area in Northern Colorado. Within 2534 is Johnstown Plaza, the retail component of the community on the west end of the development. When complete, Johnstown Plaza at 2534 will be comprised of 500,000 square feet of retail space.

2534’s community includes prominent retailers such as Scheels, , Bonefis Grill, Ethan Allan, Verizon Wireless, Mexican Grill and Culver’s to name a few. Given its close proximity (1 mile) to University of Colorado Health’s Medical Center of the Rockies Hospital, many medical office users have located within 2534 including: Northern Colorado Rehabilitation Hospital, Kaiser Permanente, Premier Regenerative Stem Cell and Wellness Centers, Arête Surgical Center, Gonyon Cosmetic & Plastic Surgery P.C., Tender Care Pediatrics Services and Clearview Behavioral Health Hospital.

Light industrial users such as High Country Beverage, a Colorado beverage distributor, has relocated their headquarters here with a 130,000 SF warehouse, distribution and office facility. Likewise, Swire Coca-Cola, USA built their new 125,000 SF beverage distribution facility, within 2534, which was complete in 2019.

The Gateway at 2534 is a newly constructed, 254 unit luxury apartment community, located just south of Johnstown Plaza’s retail center. In addition to this community, an additional 450± high quality apartment units are planned for the near future within 2534. Hospitality offered at 2534 includes the Wingate by Wyndham Hotel (75 rooms built in 2016), a Comfort Suites with a proposed Staybridge and Intown Suites hotel, coming in the near future.

JOHNSTOWN is ideally located in the heart of Northern Colorado – just 45 minutes from Denver, and only a few moments away from Loveland, Longmont, Berthoud, Greeley and Fort Collins. A tremendous amount of growth is everywhere in Northern Colorado, but nowhere is there more activity than along the I-25 corridor, and Johnstown is in the center of it all. The region continues to attract more and more roof tops, highly-educated workers, and employers. Nationwide, experts project the I-25 corridor to be among the most powerful business centers in the country. Johnstown has two outstanding school districts, eight neighborhood parks, a newly renovated downtown area and a growing retail district at the crossroads of Interstate 25 and Highway 34.

Retail growth explodes at Johnstown’s I-25 development.

JOHNSTOWN - Which came first? A commitment from mega-sporting goods store Scheels to build near the junction of Interstate 25 and U.S. Highway 34 and attract new retailers, or an influx of new retailers that drew Scheels to the highly traveled intersection?

It’s hard to know how much one had to do with the other, but regardless, Johnstown’s northern edge is growing at a furious pace. Johnstown Plaza at 2534, a development project started more than a decade ago, is coming into its own in 2018.

The 100-plus-acre plaza, anchored by the 250,000-square-foot Scheels, has 1 million square feet of space for retailers hoping to tap in to what developers say is $200 million of disposable income within a 7-mile radius - tied to shoppers living in Greeley, Loveland, Windsor, Berthoud, Fort Collins and Johnstown.

The potential sales tax boon is why the Johnstown Town Council created a metro district for the plaza and issued $95 million in bonds to help with infrastructure improvements, including improving Ronald Reagan Boulevard and extending water and sewer lines and storm drainage to the site. https://www.coloradoan.com/story/money/business/2018/01/18/retail-growth-explodes-johnstowns-25-development/1037230001/
