OVERVIEW 4 Serviced Apartment Market Outlook SERVICED APARTMENT MARKET OUTLOOK The serviced apartment sector once again proves resilient, but for how long? OVERVIEW 5 Serviced Apartment Market Outlook here was a time in the 1980s and ’90s when the serviced and monthly guests) for their homier environments and designs, apartment industry was dominated by institutional increased convenience for leisure travellers with children and hotel investors and hotel operators that understood how to style amenities at (in some cases) decidedly un-hotel style prices, Tcater to 200, 300 or 400 residents. But time has passed and next on the horizon could be co-living providers. tastes have changed, and the serviced suite sector continues to grow—just in a different direction. The phenomenal growth of co-working operators (though still representing far below 10% of all office leasing globally) has proved According to Savills Hong Kong, small- to mid-sized properties that younger consumers and even established professionals are accounted for the majority of new serviced suite openings in 2018, for a total of 516 apartments: the South Tower of CM+ in Sheung willing to abandon the overhead and hassle of office space for Wan; Victoria Harbour Residence and Shama Island North, both the more nimble shared experience. Co-living could potentially eclipse co-working for demand—and change the Some of that may stem from the high cost of office assets and a landscape for serviced apartment providers. Co-living pivots on soft retail market. Colliers’ head of research for Hong Kong and cost as well as the sharing economy and that most fundamental Southern China, Rosanna Tang, notes that interest in serviced of lifestyle elements: dinner. apartments started to tick up when the retail market ticked down. More crucially, the clientele for serviced apartments is changing. “Nowadays, multinational companies prefer to send young expats “Co-living has become an alternative because young, busy, single and executives for shorter-term stays in Hong Kong, and coupled executives usually have one thing in common: no time to cook,” with the growing number of start-up entrepreneurs coming from adds Bent. “The reason why The Nate centralises the kitchen other countries, this has been supporting the fundamental demand on the communal floor is because we would like our tenants to and occupancy of the serviced apartment sector,” she says. have the chance to interact with each other. But where should these be located? – Designing Hong Kong Harbour District - Kai Tak – Another Look: A powerpoint explaining the need for moving the cruise terminal elsewhere, the need for smaller land plots, fewer institutional land uses, less land used for roads – and foremost, to use Kai Tak’s long harbour-front to support a diverse range of leisure and commercial marine uses, now absent from the plans. - “Questions and Answers regarding plans for Hong Kong’ new cruise terminals”, (a powerpoint and a report) by Andrew O. Coggins, a cruise industry specialist. He supports the need for cruise facilities, but not in Kai Tak. Herewith we so submit for your consideration, Yours sincerely, Paul Zimmerman Convenor, Designing Hong Kong Harbour District Principal, The Experience Group, Limited Attachment 1 if you cannot read this message, please click here To make the best use of Hong Kong's harbour, we not only need to upgrade facilities for cruise liners but for many other marine uses. From shelter to moorings, berthing, storage, repairs, ship shops, club houses, passenger handling and loading/unloading, we need facilities for tug boats, harbour cruises, fishing boats, China cruises, yachts, ferries, dragon boats, rowing, refuse transfer, sailing boats, water taxis, sea planes, and so forth.

Financial Crisis and Co-movements of Housing Sub-markets 68 INTERNATIONAL REAL ESTATE REVIEW 2013 Vol. 16 No. 1: pp. 68 – 118 Financial Crisis and the Co-movements of Housing Sub-markets: Do relationships change after a crisis? Charles Ka Yui Leung. Associate Professor, Department of Economics and Finance, City University of Hong Kong; Address: 83 Tat Chee Avenue, Kowloon Tong, Hong Kong; Phone: (852) 3442-9604; Fax: (852) 3442-0284; E-mail: [email protected] Patrick Wai Yin Cheung Research Associate, Department of Economics and Finance, City University of Hong Kong; Address: 83 Tat Chee Avenue, Kowloon Tong, Hong Kong; E-mail: [email protected] Edward Chi Ho Tang PhD Candidate, Department of Economics and Finance, City University of Hong Kong; Address: 83 Tat Chee Avenue, Kowloon Tong, Hong Kong; E-mail: [email protected] This study of the co-movements of transaction prices and trading volumes reveals that the mean correlation of prices and trading volumes alike, among different housing sub-markets, increase during the market boom. After a financial crisis, the correlations dramatically drop and stay low. The distribution of the correlations changes from skewed to symmetric. All these coincide with the increase in the total variance of prices, as well as the share of the idiosyncratic component in the total variance after the crisis. These findings are consistent with a family of theories that emphasize on the “regime switch” in expectations. Keywords: Financial Crisis; Hedonic Pricing; Structural Break; Evolution of Valuation; Rolling Regression . Corresponding author 69 Leung, Cheung and Tang … In the ruin of all collapsed booms is to be found the work of men who bought property at prices they knew perfectly well were fictitious, but who were willing to pay such prices simply because they knew that some still greater fool could be depended on to take the property off their hands and leave them with profit.

Vigers Hong Kong Property Index Series • As a complement to the existing property information related to the Hong Kong property market • To better inform public of the ever-changing residential market as Vigers has selected residential districts or areas which will be impacted by the Objectives territories’ infrastructure project, i.e. the MTR network expansion • To continually get updates from the property market 2 Hedonic model of price measurement Assumption Asset’s value can be derived from the value of its different characteristics Home Price Dependence on the values that buyers have placed on both qualitative and quantitative attributes Hedonic Estimation of the implicit market value of each Regression attributes of a property by comparing sample home prices with their associated characteristics, on a monthly basis Logarithm of transaction price will be used as independent variable for the regression model, whilst logarithm of dependent variables, such as building’s age, floor numbers, floor areas, and regional, district and estate building names will be selected in the model as controls for quality mix, apart from the time dummy variables (which are the most important part of the model), being employed. Methodology 3 The “Vigers Hong Kong Property Price Index Series” provides a perspective to understand movements in the Hong Kong private housing prices, based on the types or locations of properties. By applying the “Hedonic Regression Model”, the Index Series calculate property price changes relative to a base period at January 2017 (Level 100). Every published index represents an average of its latest six individual monthly indexes. All property attributes such as Building Age, Floor Number, Net Floor Size and Estates / Districts used in these calculations are consistent.
