Balancing the peace and tranquility of a rural idyll with a friendly community on the doorstep and easy access to Norwich, Dereham and Wymondham, it’s no wonder this property doesn’t change hands frequently – it’s a rare gem and a real keeper! Meeting Many Needs It was the location that initially drew the owners to view the house here – but it was the space and character that sealed the deal when they came to see what has been their family home now for many years. The property works as one large residence with two staircases but can also be divided into two with a good size annexe. Each side can be self-contained for privacy but you still have the ability to keep an eye on each other if you so choose. During their time here, the owners have opened up and fitted a new kitchen with space for a breakfast table, added a beautiful master en-suite with fabulous roll top bath, opened up to create a dressing room and have also built a large conservatory to one side of the property. The result is a home that’s welcoming and full of character but can also work for many different set ups, whether that’s multi-generational living, working from home, running a business, indulging in hobbies or simply enjoying life in this wonderful, family- friendly property. Making Memories It’s the memories that the owners most cherish, looking back at big family Christmas dinners in the dining room, a fire blazing away in the hearth and up to 16 people around the table. “We have had lots of fun here, both as a family and with our friends. It’s such a sociable home,” they smile. On Sunday mornings, they enjoy long and lazy breakfasts at the kitchen table, reading the papers over a coffee. The kitchen looks out over the garden and the owners can watch the wide variety of birdlife passing by too. “When the children were younger, if it was raining or very cold in winter, we’d draw the curtains early, light the wood burner and curl up to watch a film together,” the owners reminisce. The conservatory has proved a useful addition and they use it all year round, doors open to the garden in summer. There’s also a further reception – ideal if you want to read quietly away from everyone – plus a spacious study with its own access, so you can tuck yourself away to work in peace and even see clients without having them enter through the main part of the house. Exploring The Area The garden extends to around half an acre and offers plenty of space for children to play or for a keen gardener to keep themselves entertained. It’s lovely and private too. A nearby public footpath takes you on long walks where the owners enjoy walking their dog: “We’ve seen badgers, foxes, barn owls and more on our walks,” they confirm. The house also sits between the villages of Honingham and East Tuddenham, so you can be part of two communities. There’s a village hall, pub, playground and plenty going on, plus you’re only a ten-minute drive from Norwich and Wymondham and close to both the A47 and A11. “It’s a great place to balance country life with a base from which you can easily get out and about across the wider area.” Summary The Victorian former farmhouse has been sympathetically renovated by the current owners. The ground floor reception spaces are generous in their nature and are full of original character. The three main receptions in the farmhouse are south facing so have plenty of natural light for the majority of the day, whilst the latter addition, the conservatory, is west facing taking in the famous sunsets. The hub of the home being the spacious breakfast kitchen can be found to the rear and includes a separate utility. This generous space allows for a table, which can be placed in the centre of the room. The first floor accommodation is accessed via twin staircases. The main staircase leads to the majority of the accommodation where you discover four double bedrooms, each of which have their own independent access off the landing. The second concealed staircase, which leads up from the ground floor provides access to the separate two bedroom self -contained annexe. Equally this annexe can be accessed from the first floor of the main house. This provides the property with a great deal of flexibility and is perfect for in-laws, holiday accommodation or for teenagers as it separates very well from the main house although still under the main roof. Externally the property is approached via a generous carriage drive providing parking for several vehicles. The majority of the garden can be found on the western side of the home, sweeping away from the conservatory and raised decking area. To the rear of the property are a range of timber and tile outbuildings, which are currently used for storage but could equally be used for a number of different purposes. In all, the gardens and grounds extend to approximately 0.5 acres (stms).
