Lemitar Farm and Feedlot

THE PROPERTY: Lemitar Farm and Feedlot consists of 126 acres of water rights with 101 acres currently in production. It is located along the Rio Grande River just east of Lemitar, NM.

TERRAIN AND VEGETATION: The farm is leveled and the current owners use the farm in a dual crop program. During the growing season, they chop and stack the crop for silage to be used at their dairy. In the fall, they plant wheat to graze heifers on during the winter.

WATER: The farm has 126 acres of water right, of that approximate- ly 25 acres are pre- 1907 water right and the remainder is MRGCD wa- ter right. There is a supplemental well that was approved for the farm whenever there is not enough water in the river to irrigate crops. This provides a unique situation guaranteeing your allotted amount of water rather than relying on only the river flow. In addition to the irrigation well, there are two domestic wells that supply water to the feedlot and a large water storage tank, insuring sufficient water for your stock.

LIVESTOCK OPERATION: The feedlot on the property covers ap- proximately 16 acres. It is comprised of pipe pens and concrete feed bunks. There are also concrete water troughs in the pens. Along with the feed pens, there is a horse barn complete with stalls, runs and wa- ters in the pens.

IMPROVEMENTS: Other improvements include an office at the feed- lot. There is a set of scales located next to the office. Oth- er improvements include a double deck loading chute, branding and working facilities, feed storage and liquid storage for the rations need- ed to feed the stock.

BROKER NOTES: This is a very unique property for the livestock orien- tated producer. You can grow most of the feed needed for the feedlot to either warm up, grow or finish . It can also be used to grow heifers or keeper bulls in the feedlot and then turn them out on wheat in the winter.
