I’m sorry to have to ask at such a late stage, but the position of the extension is technically within Flood Zone 2. Whilst domestic extensions no longer require a FRA to be submitted, I would require the attached EA form to be filled out.

Although it is up to you whether to go with Option 1 or Option 2, I would suggest from experience that Option 1 is the most convenient to illustrate. This option requires written confirmation that the finished floor levels would be no lower than the existing in the property AND the adoption of various flood resistance and resilience techniques.

I’ve attached the EA guidance booklet for reference. There are some helpful resistance and resilience suggestions within Part 2 and Part 3 of this guide which may be of help. As you will see, most can be relatively minor additions/considerations or involve the use of relatively inexpensive materials. However, if two-three of these techniques could be added to the form, I should then be able to formally address any potential flooding concerns.

I need to have a closer look tomorrow on-site from the perspective of the neighbours who have objected, but given the modest projection scale of the extension I’m not convinced at present that there is likely to be any significant overbearing or physical impact in relation to neighbouring properties, even without the recommended hipping of the roof.

The appearance and detailing is very much in keeping, so this physical impact is the only outstanding issue. As mentioned. I’m hoping to be able to bottom this out once and for all tomorrow afternoon when I’m in the Northallerton/Brompton area.
