Redevelopment of South Fourth Street GRAND FORKS REDEVELOPMENT OF SOUTH FOURTH STREET civic civic Meredith Richards, Deputy Director Planning & Community Development 255 N 4th Street Grand Forks ND 58203 Dear Meredith, On behalf of our development team, we are pleased to provide you with a response to your request for proposal for the Redevelopment of 15 South 4th Street, Grand Forks, ND. The project “The Lofts”, which is detailed in the following pages, is a mixed-use building consisting of below grade parking with commercial space on the main floor and depending on market conditions, possibly 2 or 3 levels of office space above. In addition, there will be approximately 25 owner occupied condo/ lofts on the upper levels with the selling prices of the condos/lofts to be from $200,000 to $350,000. We are excited to pro- vide locations throughout the project for existing site artwork to be reinstalled and integrated into the new park and building. One of the key components to the success of this project, is the ability to provide an even more vibrant and engaging park area. Our design embraces current and future artwork throughout, it celebrates the walkable connection to other parks and destinations beyond and it promotes interaction among the building’s residents and the community. Finally, the building’s design aesthetic is an exciting display of the combination of traditional and modern elements which fit well within the context of the downtown area. As long as marketing of the office and condos goes well in winter 2016 and spring 2017, construction would begin 2017 with summer 2018 completion date. Lastly, we are pleased to present to you an animation that our design team has prepared to show our excitement for this project and to prove what an amazing addition that this will be to the downtown community! Please view the animation at https://vimeo.com/175610169/ae473e9d96 this link will be reviewable for seven days as of July 25th, 2016. We look forward to hearing back from you and your committee at your earliest convenience. Sincerely, Kevin Ritterman President Dakota Commercial and Development Co. INTRODUCTION In June 2014, JLG Architects was asked by the City of Alexandria to perform a needs assessment for the Runestone Community Center (RCC) and produce a report that outlines the findings. Through this process, information has been compiled from the primary user groups regarding current usage patterns, potential future growth, planned changes, and other subjective data that has provided an understanding to I the current and expected needs for recreational ice usage and dryland events use at the Runestone Community Center. Based upon this data, a summary of these needs INTRODUCTION has been compiled.
