Hamilton city community profiles provide information about community areas across Hamilton. The community profile will cover the following topics: § background of the area § physical description of location and boundaries § demographic and social statistics compiled from the 2013 Census. Where applicable, results will be compared with the Hamilton average § perceptions of the local community about their life experiences living in the area, compiled from the community survey § the views of residents about social services and public facilities, compiled from the community survey § community needs, compiled from the community survey. Who can use this community profile? The profile is designed to be used by individuals and organisations with an interest in the community and it is intended to provide assistance to decision making for community initiatives and projects. The profiles are also designed to be used by the residents of the community themselves, to help form a better understanding of their area and how it compares with other areas and the greater Hamilton community. sources Information has been accessed primarily from two sources: § Census 2013 (Statistics New Zealand) § Hamilton City Council community surveys, conducted in 2014. Both these sources provide a snapshot of data at the time they were taken. Data generally does not measure longitudinal trends. about West area 2 West Area 2 is on the western boundary of Hamilton. It is generally a residential area, with some retail. A shopping centre is located in West Area 2, which includes a supermarket, greengrocer, and various entertainment, dining and fast food shops. Schools in West Area 2 include Fraser High School, Nawton Primary School and Crawshaw Primary School. Recreational facilities in the area include the Western Community Centre and Elliot Park, which is used extensively for sport and recreation. There is also a number of other parks and recreational spaces in the area, including Dominion Park, Te Kooti Park, Crawshaw Park and Brymer Park. West area 2 Community Profile – Covering Nawton, Crawshaw, Grandview and Brymer 3 2 DEMOGRAPHIC INFORMATION 4 2 DEMOGRAPHIC INFORMATION The population of West Area 2 is different from the Hamilton average in many ways. The average age in West Area 2 is variable compared to Hamilton, and there are more residents under the age of 16. There is a higher proportion of the population who identify as Maaori, and like the rest of Hamilton, ethnic and cultural diversity is rising. Incomes vary across the area and there are lower levels of formal qualifications. Community survey responses indicate that West Area 2 residents perceive to have a lower standard of living and do not always feel satisfied with the neighbourhood in which they live. West Area 2 is a cluster of four census area units in Brymer Hamilton. These are Nawton, Crawshaw, Grandview and 2623 Nawton Brymer. 4503 The total population is 13,053. This is 9.2 per cent of the Hamilton population. The population has grown less than 1 per cent since 2006. Ten indicators are used to create the index, and include income, education, employment and housing figures. The country is then profiled in one of ten deprivation levels, from one (least deprived) to 10 (most deprived). The four units that make up West Area 2 are between four and 10, indicating a generally high level of deprivation (Fig. 6). A general question used to establish how participants feel about their quality of life, ranked from a line of high standard of living to low (Fig.7). Respondents were also asked to assess how well their income meets their everyday needs. This question was asked to establish a greater understanding of the relationship between incomes and living costs, as opposed to simply measuring annual income (Fig. 8). Respondents were also asked to identify neighbourhood problems that may impact on quality of life. These ranged from distance to services and safety, to neighbourhood nuisances such as barking dogs (Fig. 9). • Te Awa Lakes: Housing Economics
5 April 2018 Attn: Paul Radich Development Planner, Te Awa Lakes Development Perry Group Via email: [email protected] CC: [email protected] Te Awa Lakes: Housing Economics Dear Paul, This letter aims to provide ongoing assessment in relation to demand for Qualifying Developments, and also comments on local demand for residential housing in the proposed Te Awa Lakes Special Housing Area. Updating RCG’s Housing Commentary We summarise the key points from RCG’s Assessment of Economic Effects report for Te Awa Lakes below. 1 We have updated these points with more recent data where available: • Net migration into New Zealand remains at near-record levels of around 70,000 a year. • Auckland is still not keeping pace with its own housing shortage, i.e. ‘supply’ of new homes is not matching ‘demand’ from population growth. • Auckland is likely to keep losing people to neighbouring regions such as the Waikato, especially when there is housing pressure (as is currently the case). • Auckland’s house price boom began in 2012 and spread to Hamilton by 2015. In both cities, and most other parts of New Zealand, prices have flattened out in 2017-18. • The average house value in Hamilton is now $548,000, compared with $363,000 four years ago. 2 • Building consents in Hamilton, Waikato and Waipa remain at near-record levels, but have plateaued. 1 http://www.hamilton.govt.nz/our-council/council- publications/districtplans/ODP/Documents/Te%20Awa%20Lakes%20Private%20Plan%20Chan ge/Appendix_6_Assessment_of_Economic_Effects.PDF 2 Data from https://www.qv.co.nz/property-trends/residential-house-values , for Feb 2018 compared with Feb 2014 RCG | CONSTRUCTIVE THINKING.
