Zoning By-law Amendment • The current City Centre Residential (CCR) zoning permits all types of dwelling units, day nurseries and private daycares. • The amendment is to remove the Holding (H) provisions from the subject lands and to establish appropriate Performance Standards related to: proposed density of development; building heights; massing; stepbacks and setbacks; vehicular and bicycle parking rates; amenity space; and other provisions. 11 What We Heard SUPPORT CONCERNS • Housing Now / action on housing affordability • Why here? • Interest in living here • Potential decreases to property values and • Inclusion of daycare space impacts to community safety • Public open space • Strain on infrastructure (schools, water, etc.) • Improvement to pedestrian connectivity / • Existing and potentially increased traffic experience / safety • The proposed height and density • Loss of informal gathering space 12 158 BOROUGH DRIVE Planning Framework Official Plan URBAN STRUCTURE MAP The subject site is located within Scarborough Centre, one of four Centres in Toronto. Centres are described as “places with excellent transit accessibility where jobs, housing and services will be concentrated in dynamic mixed-use settings”. MIXED USE AREAS Development in Mixed Use Areas will: • Create a balance of high quality mix of uses and open space uses that reduces automobile dependency • Provide for new jobs and homes • Locate and
