    Development News Highlights MANHATTAN - MID-1ST QUARTER 2020 PLUS AN OUTER BOROUGH SNAPSHOT Looking Ahead Climate Mobilization Act’s Local Law 97: The Next Steps In April 2019 New York City enacted what has been described as “representing some of the most ambitious climate legislation enacted by any large municipality in the world to date.” The centerpiece of the (9) bill Climate Mobilization Act signed by Mayor de Blasio on Earth Day is Local Law 97 (LL97) which will require buildings citywide that exceed 25,000 square feet to begin reducing carbon emissions relative to 2005 base year levels by 2024, with reductions of 40% by calendar year 2030, and 80% by calendar year 2050. A New York City Climate Advisory Board was reportedly appointed by the mayor in December as per the law; and its members represent “a broad cross-section of real estate, environmental and organizational expertise” according to reports. The board has been tasked with putting together a report “addressing all manner of questions around just how LL97 will work — ranging from how landlords should report emissions data to how the city should penalize owners for non-compliance to how it might structure an emission offset program.” Although the board’s recommendations to be outlined in a report and delivered to the mayor and speaker by the start of 2023 aren’t legally binding, they are “expected to be influential, especially given how many of the law’s finer points remain to be nailed down.” Some cited examples of the difficult issues to be addressed, which weren’t completely sorted out include: • How exactly building owners will be instructed to calculate and report their properties’ carbon emissions, for instance: – Accounting for tenant space that was unoccupied in a building during the year they were reporting, which is going to impact calculations and could, in this case, skew results and deliver an inaccurate representation of how the building is being used.

L’incremento della popolazione in 30 anni è poco meno del 26%, il più elevato fra le aree della Toscana. L’unico grande centro urbano è Prato, che era fino al 1991 la terza città della Toscana, e in seguito la seconda, avendo sorpassato Livorno. Gli altri comuni sono tutti in crescita, in vari casi hanno ripreso a crescere dopo fasi più o meno lunghe di calo. Ad esempio, Carmignano: cresce fino al 1911, quando Poggio a Caiano era una sua frazione, e sfiora i 9000 abitanti, e riprende poi una moderata crescita; Poggio a Caiano, formato nel 1962, è da allora in crescita sostenuta (nel 2001 ha il 190% della popolazione legale della frazione esistente nel 1951). Vernio aumenta fino al 1931 (probabilmente in relazione alla costruzione della grande galleria ferroviaria appenninica) sfiorando i 9.000 residenti; poi cala, stabilizzandosi a partire dal 1981. Il numero dei residenti è quasi sestuplicato (570,8%) nei 50 anni dal 1951 al 2001: è senza dubbio il comune toscano che ha avuto un più forte ritmo di crescita. L’insediamento urbano recente è cresciuto occupando il fondovalle anche con insediamenti produttivi, sebbene essi oggi non abbiano il radicamento territoriale di quelli storici rispetto alla disponibilità di acqua, cosicché sono frequenti gli squilibri di scala rispetto alle dimensioni della sezione del fondovalle (Vaiano).

Kaplan is a very hands-on businessman. A successful real estate developer and innovative res- M taurateur/entrepreneur, his career track is marked by imaginative ventures. Last year, Kaplan and his wife Sandra began laying the groundwork for a new Miami-area restaurant. A longtime fan of master chef Fernando Chang’s culinary tal- ents, Kaplan was confident there would be a strong demand for Chef Chang’s specialty—Kosher sushi and Peruvian dishes. Kaplan invested considerable time collaborating on the bill of fare and the interior design of his new restaurant. In addition to the menu, one of his primary concerns was acoustics. An avid “foodie,” Kaplan had long avoided dining in restaurants with noise levels so high they intruded on his guests’ ability to enjoy a simple conversation along with their meal. Kaplan made a promise to himself. Diners at his new restaurant would be able to discuss their food (and other topics) without having to shout at the top of their lungs. Coincidentally, as he formulated his plans for what was to be- come “26 Sushi & Tapas” in Surfside, Florida, Kaplan was also involved in building two new Miami area synagogues. During the course of a series of visits to those construction sites, he became aware of an unusually quiet ambience. Building sites are typically noisy environments and neither of these work sites would ever be mistaken for a library, but Kaplan discovered a sound clarity that was unusual enough to spark an investiga- tion.

Resolution Magazine caught up RUSSELL COTTIER talks to the Grammy-winning with Joly in amongst the hustle and bustle of SXSW Austen, Texas to talk studios, mics and Electric Lady man management. hil Joly has recently broken out as a producer/mixer, but he has a wealth of experience and more major label artist P credits than you could shake a stick at. The Strokes, Lana Del Rey, Daft Punk, John Legend and The Rolling Stones to name a few. With nine years under his belt at the world- famous Electric Lady Studios, working his way up to Chief Engineer, Joly certainly has the chops and a fresh take on how larger studios fit into the modern workflow. In 2017, Phil won both a Latin Grammy and a Grammy for recording Residente’s self-titled album in the Best Urban Album category and in the Best Latin Rock, Alternative or Urban Album respectively. Most recently, Joly has been engineering with August Greene (a ‘supergroup’ composed of rapper Common, jazz pianist Robert Glasper and drummer Karriem Riggins).
