The house is mentioned in Pevsner’s Buildings of England and is thought to have been built by Dr Kennet, a Lord Mayor of London and Bishop of Oxford. At some point in its history, the house was used as a school for young ladies before becoming a racehorse training establishment when the main house was divided into two separate dwellings. Outside • The house is approached by a gravel drive leading to a gravelled courtyard. There is a brick built garage for 3 cars. The south facing walled garden lies to the rear of the property and is laid to lawn with well stocked borders, shrubs and trees. Mature boundaries provide excellent private space. On the south side there is a paved terrace accessed from the back lobby and garden room. Location • Kennet House is situated in a Conservation Area in the heart of East Ilsley, a historic and attractive downland village 9 miles north of Newbury with easy access to the A34 and M4. In the village there are two public houses and a primary school, and the nearby village of Compton has a village shop, post office and surgery, and the popular Downs Secondary School. The surrounding countryside is designated as an Area of Outstanding Natural Beauty and is renowned for walking and riding. • The nearby market town of Newbury provides more comprehensive leisure and shopping facilities including Newbury racecourse, several golf courses and the Watermill Theatre. There are train services into London Paddington from both Newbury and Didcot, and the M4 (J13) is approximately 5 miles away which, together with the A34, provides excellent access to the national road network. • There are very good schools in the area, including Cheam, Brockhurst & Marlston House, Downe House, Radley, Bradfield, Marlborough College and The Downs School in the village.
