Welcome Coldean Lane, Brighton 01 A27 to Worthing to Lewes Welcome to the Public Consultation for Homes for Brighton & Hove Coldean Lane, Brighton. Proposal for Coldean Lane The Coldean site is one of the first three sites that Homes Our initial plans for the development are to provide: for Brighton & Hove are planning to develop. It is owned by Brighton & Hove Council and has been identified as having • Around 240 affordable homes for working households in development potential in their urban fringe study dated Brighton & Hove November 2015 which will form part of the new local plan. • 50% for rental, 50% for shared ownership We realise that this is a sensitive location, with valuable (part buy, part rent) landscape and wildlife habitats and that it provides an important gateway to the National Park. • A mix of one, two and three bedroom apartments We are therefore carrying out surveys and studies to inform our design proposals and will also be talking to local people • 50% car parking about the impact of development on the site. • A new road junction on Coldean Lane to provide site access • Landscaped spaces Photograph of the existing site showing Varley Park and trees beyond • Retention of existing woodland belts, except where the new access is to be provided Our plans are still evolving, but we would like to talk to local residents, Councillors and community groups now about the principle of the development. We would like to find out what you think, which will help us Photograph of the existing site view to the east develop our final proposals. The site is set on a steep Tree Buffer to Footpath Varley Park hill, surrounded by tall trees, next to the University of Brighton Coldean Lane Campus known as Varley Park. The site has a steep fall from north east to south west of over 25m and currently has limited vehicle access. The boundary to the site consists of tall trees to the south and overgrown shrubs and trees to the north facing the A27. The site itself is an open field and would benefit from development, delivering a scheme of high architectural merit.
