Closing data provided lags approximately four weeks from actual closing dates, balancing the timeliness of the Snapshot 8 report with the completeness of the data set for the period and the accuracy of our analysis. 1 JULY MONTHLY MARKET REPORT Summary Most Expensive Sales The average sale price for Manhattan apartments rose slightly in the four weeks leading up to June 1, and the total number of sales was virtually unchanged. The average price for an apartment—taking into account both condo and co-op sales—was $1.9 million, up from $1.8 million in the preceding month. There were 876 apartment sales, about the same as the 880 recorded in the prior month. AVERAGE SALES PRICE $34.0M CONDOS AND CO-OPS New Museum Building, #12M 158 Mercer Street $1.9 Million 5 Bed, 5 Bath Approx 7,837 ft2 ($4,338/ft 2) The average price of a condo was $2.5 million and the average price of a co-op was $1.4 million. There were 367 condo sales, up from 365 in the preceding month, and 509 co-op sales, down from the 515 recorded in the prior four weeks. RESIDENTIAL SALES 876 $1.7B UNITS GROSS SALES $32.7M 737 Park Avenue, #PH The top sale was for a 12th floor unit in the Soho condominium The New Museum 4 Bed, 6+ Bath Building, at 158 Mercer Street. The 7,837-square-foot apartment, which has five 2 ($5,440/ft 2) bedrooms and five bathrooms, sold for $34 million, or $4,338 per square foot. Approx 6,003 ft The second highest sale was for a 6,000-square-foot penthouse unit in the condominium at 737 Park Avenue. The 6,000-square-foot apartment sold for $32.7 million, or $5,440 per square foot.
