Executive Summary Meeting Date: August 14, 2017 Agenda Item: TA/CPA 17-05 Future Land Use Map Amendment 3702 West Roland Street Prepared by: Tony LaColla, AICP ext. 350 Presented by: Jennifer Malone ext. 324 Action Necessary: Yes Summary: The Imagine 2040: Tampa Comprehensive Plan is the official document guiding the long-term development of the City of Tampa. The Planning Commission is required to make recommendations to the Tampa City Council on all proposed changes to the Imagine 2040: Tam pa Comprehensive Plan pursuant to Chapter 163, Part II, Florida Statutes and Chapter 97-351, Laws of Florida as amended. Plan Amendment TA/CPA 17-05 is a privately initiated request to amend the Imagine 2040: Tampa Comprehensive Plan Future Land Use Plan Map. The proposed amendment would allow for higher residential density. The subject site is located in the South Tampa Planning District, on the southwest corner of West Roland Street and South Sterling Avenue. The request is to change the Future Land Use designation for an approximate 0.19- acre subject site from Residential-10 (R-10) to Residential-20 (R-20). Currently, the site is being used as a single family home. The proposed Plan Amendment, which allows consideration of up to 20 units per acre, would allow for the subject site to see a potential maximum of three residential units on site. The maximum Floor Area Ratio would also increase, from the current 0.35 to a 0.50. Under the adopted Residential-10 category, the subject site could be utilized for single family detached residential development with limited townhomes considered.

  • South Tampa Neighborhoods
SOUTH TAMPA: South Tampa is a 4 mile x 8 mile peninsula that protrudes into the Tampa Bay / Hillsborough Bay. South Tampa is home to MacDill Air Force Base, which is encompasses the entire southern point of the peninsula. There’s a diversity of neighborhoods, ranging from mansions to historic homes to smaller, modest homes. Western side of the peninsula has hundreds of waterfront homes with direct access to the Tampa Bay. Each neighborhood is unique with homogeneous appeal and construction quality. Due to the desirability of South Tampa, and lack of vacant, buildable land, homes of less quality are being razed to make room for new, larger homes with significant appeal. This trend is obvious while driving the streets of south Tampa by both the mixture of new and old, and ongoing construction. Bayshore Boulevard overlooks the Hillsborough Bay, and sports the longest sidewalk in the world. Bayshore Boulevard is home to Tampa Bay’s largest and most popular festival, the Gasparilla Parade. This tradition started in 1904 as the mythical Jose Gaspar, a pirate, had a buried treasure in Tampa. Jose Gaspar and his krewe of 900, Ye Mystic Krewe of Gasparilla, invades the city by pirate ship every February, bringing nearly ½ million spectators to the invasion. SOUTH TAMPA NEIGHBORHOODS: BALLAST POINT Gandy Boulevard to the north; MacDill Air Force Base to the south; Hillsborough Bay to the east; MacDill Avenue to the west Driving through Ballast Point, you will see a wide variety of housing types, ranging from modest ranches to large estate homes. 1940’s vintage homes are average quality ranch design.

Community Noise Consortium Newsletter May 16, 2013 Issue No.26 Message from the Chief Executive Officer Joseph Lopano With the summer travel season approaching at Tampa International Airport, we have good news to report: Strong traffic and revenue numbers for the first six months of the fiscal year as well as new service announcements that expand our domestic market offerings. Southwest Airlines announced its first new destination from Tampa in two years with daily nonstop service to Memphis beginning in November. JetBlue announced new daily nonstop service to Hartford, Connecticut beginning Oct. 24th. Frontier Airlines is adding a new destination from Tampa with nonstop service to Wilmington, Delaware beginning July 4th. In addition, ABC Charters will resume seasonal service between Tampa and Holguin, Cuba in time for the busy summer family travel season, and again over the winter holiday travel season. This is great news for travelers and our entire Tampa Bay community. Any time we have this type of success in attracting additional service and new destinations, it shows other potential airline partners that Tampa is the real deal and an attractive market for their business. March is traditionally the busiest travel month of the year at Tampa International Airport, and March 2013 was no exception. Tampa International Airport served 1,796,058 passengers in March, up 5.2 percent over the previous year. International traffic was exceptionally strong, up 13.3 percent over March 2012, and a 43 percent increase compared to March 2011. Through the first six months of the fiscal year (October through March) overall traffic is up 2.3 percent, with international traffic up 12.1 percent, over the previous year.
