VERSUS offers both comfort and luxury. Situated in the vibrant and bustling Beltline community of downtown , at the southwest corner of 10th Avenue and 8th Street, VERSUS is comprised of two towers with 444 residential suites (including two guest suites), approximately 7,138 square feet of retail space, and 13,543 square feet of office space.

The 17 storey East Tower is located at 917-10th Avenue SW and directly connects through the 3rd level amenities to the 34 storey West Tower located at 1008-9th Street SW.

VERSUS is equipped with secure keyless entry to the main lobbies, on-site heated underground parking, full service concierge, on-site security and first-class amenity spaces.

As you explore your new community, you will note the numerous amenities. Level 3 is a shared amenities floor in which all residents have access to.

BOOKINGS All amenity room reservations may be made, free of charge, for a private function by going to our SuperSaas on-line booking system at http://www.supersaas.com/schedule/VERSUS/amenities-. If you need any assistance, you can reach our Concierge Services and they would be more than happy to assist.

WI-FI There is complimentary Wi-Fi throughout level three. Simply connect to VersusGuest and enter the password Welcome1.

SONOS SOUND SYSTEM The entire amenities floor - including the outdoor terrace - is equipped with SONOS Sound Systems. Residents are welcome to connect their personal devices to the system to play their own music while spending time on the amenities floor. To connect, simply download the free SONOS music app and connect to the VERSUS Guest wifi. Once connected, you can follow the prompts on the screen to pick the music of your choice. At the top of the screen it will state which channel you are playing from, then you must match that channel to the one on the wall access panel you are connecting to.

FITNESS CENTRE VERSUS’ world class gym offers the official equipment of the Beijing Olympics. The majority of cardio equipment is self- powered and features the same intuitive user interface/workout finder for selecting specific workouts.

Your gym features a combination of free weights, kettle balls and over 25 pieces of high-quality resistance training equipment. The equipment is equipped with USB and headphone jacks, providing you with the ability to upload and track workouts using www.truefitness.com/myworkouts. True Fitness has a YouTube channel where you may find instructions, tips and workouts for specific requirements. The ‘Spin Studio’ bikes are all adjustable and portable, meaning you may bring the bikes onto the outdoor yoga terrace for your workouts. The newest in exercise equipment includes the ‘Helix’ cardio machine. Anything that is marked yellow on the equipment is meant to be adjusted and modified to your body for your workout.

The yoga studio is equipped with mats and Bosu balls for your personal use. Feel free to close the doors and stretch or open the outside doors and take in the fresh air on the yoga terrace. There are magazines and towels for your added convenience located by the cubbies across from the fountains at the gym entry.

The hours of the gym are 5:00AM until 12:00AM. 3

PRIVATE DINING ROOM Located across from the gym is the library. This media equipped meeting space features a wall mounted television and is perfect for gathering with friends or working on that special project. This space can be utilized as a board room or private dining room. An HDMI cord is provided, and you may plug in your personal device to the television to stream live TV or project items from your personal device on a larger format.

CHEF’S DEMONSTRATION KITCHEN As you tour through the library, you will step into the sleek and contemporary gourmet chef’s kitchen. This area is yours to entertain in as you like, so long as you have booked the space. Reserve your private night, invite your guests and create a fantastic meal in the state-of-the-art demonstration kitchen – or just hangout and enjoy the space. The heated outdoor patio/terrace features an elegant fireplace with two state of the art Napoleon BBQ’s perfect for grilling and plenty of sitting room to mingle and gather. If you need a bit more room, feel free to try out our private dining room.

MEDIA ROOM, LOUNGE, & GAMES AREA VERSUS is all about options! Anytime you want to stay entertained, bring your friends down and checkout the media room, lounge or games area – which is equipped with a Brunswick Tournament billiards table and Tournament shuffle board table. There is plenty of open space on the third level lounge. This area features comfortable high-end couches and chairs. Grab a book or your personal device and sit and relax by the glob of the indoor fireplaces. Sophisticated and stylish fully furnished guest suites are available on the 3rd level for friends and family of VERSUS residents starting at $100.00 a night. PATIOS & BBQS Our patios are a fantastic place to host small gatherings, BBQs, play some ping pong or even to work on your summer tan. The South patio (the one with BBQs) is available to book for functions, whereas the North patios are available at leisure. We would like to kindly remind you that there is no smoking on any of the VERSUS patios and tenants are responsible for their guests at all times. The facility is monitored by security. Please ensure that when you are finished with the BBQs, they are scraped, wiped down and ready to use for the next tenant. See below for steps to use the BBQ:

1) Turn on timer setting (to the right of the BBQs)

2) Turn on toggle lights (the far-right button on each BBQ)

3) Turn on desired elements (push in and turn counter-clockwise)

4) Press the ignite button (far-left button on each BBQ)

5) Grill away! When you’re done, ensure all elements are turned off.

Your Building ELEVATORS, HALLWAYS, COMMON AREAS & STAIRWELLS There are two elevators located in the East Tower, and three elevators in the West Tower. The elevators are high speed with restricted floor access to provide convenience and security. The hallways offer exits on each side. The common areas can be accessed with the use of your entry fob. Simply swipe the black pad to enter the common areas. The stairwells are fire exit only, meaning you may get down at any time, however you will not have access up the stairwells to your floor (if there is no crossover level).

ENTRY INTERCOM SYSTEM & FOB ACCESS Your name will be entered into the intercom system upon moving in to VERSUS. The intercom is located in the entry vestibule of each tower. This provides you with keyless entry exclusively to your tower and the name and phone number you provide will be entered into the system and displayed as requested. When you are called, you must press 9 on your phone to provide entry for your guests. Your guest may then speak with the concierge or wait in the lobby for your arrival.

MOVING INTO VERSUS There is so much to do in preparation for the move to your new home: set up mail forwarding, change over your utilities, acquire packing supplies and so on. The move, itself, is really the easy part as you will spend most of your time packing and unpacking. If you want everything else to go as smoothly as possible you will need to prepare and we are here to help simplify the process.

Prior to moving into VERSUS, your leasing consultant will have booked your move in inspection of your suite and your community orientation with the property manager. Please request elevator booking times at the leasing office 48 hours in advance. There is no charge associated with reserving an elevator. All moves are completed through the back lane and you may direct moving trucks to park in the loading zones located by the yellow pillars. A VERSUS representative will ensure that the moving blankets are in the moving elevator and it is locked off for a 2-hour increment. Moves are permitted after business hours with some restrictions.

UTILITIES Please note, residents of the City of Calgary do have a number of retailers to choose from. The choice of provider is yours. For further information on utility provides in Alberta, please visit: http://energyrates.ca/alberta/calgary-electricity-and- natural-gas/

However, if you completed the documents to set up your utility accounts at the time of lease signing, we have sent in the initial set up forms to the utility providers: Enmax (for electricity) and Carma (for water) as a service to you.

Both of these accounts are your personal accounts for your usage. Both companies require that you call them (upon taking possession of your VERSUS suite) to verify your information, transfer an existing account, determine method of billing, etc. It is imperative that you make these calls or they may not complete the setup of your accounts and it may result in a disconnection of utility services.

Should you have any questions or concerns relating to the setup of your utilities, please do not hesitate to reach out to your VERSUS Concierge. They would be more than happy to help! 5

STORAGE CAGES & BIKE LOCK UP VERSUS offers secure storage cages and bike lockers which are available for an additional fee of $50.00 per month, per locker. The storage rooms are located in both towers and you will need to provide your own lock. You will be required to use your fob to access the room.

However, there is complimentary bicycle rooms provided in both the East and West Tower, please ensure that you lock up your bicycle, as this facility is at the owner’s risk. VERSUS Living is not responsible for lost, stolen or damaged property.

RECYCLING PROGRAM Recycling bins are located on the main floor of each tower in the garbage room. VERSUS recycles all cardboard, glass, plastics and compost. Please use your fob to swipe into the garbage room to drop off your recycling. All recycling is picked up on a weekly basis.

GARBAGE CHUTES Located on every floor is a garbage chute. It is labeled REFUSE. These chutes are intended for household garbage only. If your garbage is larger than what fits down the chute, please bring it directly to the main floor garbage room in your tower otherwise it will block up the chute system. Recycling must be brought down to the main floor and cannot be put down the chute. Garbage is picked up from VERSUS every Wednesday morning.

PETS AT VERSUS VERSUS recognizes that pets are an extended part of your family and we are pleased to welcome them! We love pets and cannot wait to meet your furry friend. Types of pets that are permitted include dogs, cats and birds. Please note that the maximum pet height is 18 inches from paw to shoulder and the pet rent is $25 per pet per month. When walking your pets, kindly ensure that you are travelling an adequate distance from the building and always ensure you are picking up after your pet. All cats must be spayed or neutered. Please be advised that your pets must be on leash and under pet owner supervision at all times when entering and exiting VERSUS. Calgary’s downtown off-leash dog park, ‘Connaught Park’, is located on 11th Street and 14th Avenue SW – just minutes from VERSUS.

To ensure that the entire VERSUS community is able to enjoy the amenity spaces, pets are not permitted on the 3rd level amenities; this includes both of the outdoor terraces.

Kindly note, the aforementioned applies to your guests and their visiting pets. Should you have any questions or require information on local pet daycares, walkers or pet-sitters please contact your Property Manager directly.

VERSUS has two Dog Wash stations. They are located on the main level of both the East and West Towers. You will be required to use your fob to access the dog wash stations.

Please be aware that there is a $100 penalty should your pet be caught “doing their business” in, on, or within 3 meters of the VERSUS building.

CANADA POST MAIL, PACKAGES & DELIVERIES You will be given the keys to your mailbox upon move in. Mail is located in the mail area in both the towers and the mailbox will correspond with your suite number. If you are not home when your deliveries or packages arrive, our concierge or security will accept them on your behalf and keep them secure until such time as you are available to pick them up. Accepted food parcels will be held for a period of (48) hours from the time of receipt, after which the parcel will be discarded. 6

BALCONIES Summer chairs, a table, and flower pots are all welcome sights on your balcony. Please do not use your balcony for storage or to hang laundry. Propane BBQ’s are allowed on your balcony, but propane tanks must be transported up to your suite using the stairwells and not the elevator. Do not forget to take into consideration that you are living in a High- Rise building, and wind speeds can be significant. Please ensure that all items on your balcony are adequately secured down to ensure that nothing is lost in the wind. VERSUS Management is not responsible for any damage that may occur due to items not being adequately strapped down. Smoking is not permitted on any balcony. Violations may result in eviction.

HEATED UNDERGROUND PARKING Residents are to park in their assigned stall only in the underground heated parking area past the white entry gate. All residents who have paid for parking have been given a VERSUS parking tag with their assigned stall on it. Residents must display this tag at all times when parking at VERSUS and are not permitted to park in any other numbered stall. Whether or not a resident parking stall is open, that stall is assigned to someone and we respectfully request that this is honored at all times. A vehicle parked in the wrong stall may be ticketed and towed. Please contact security if your stall is occupied by a vehicle other than your own. VERSUS guests are asked to park in stalls clearly marked VISITOR for a period no longer than 24 hours.

In order to comply with our insurance requirements and to improve the appearance of your VERSUS community, we ask that the following guideline and regulations regarding parking be observed.

o Parking stalls are provided at a fee for licensed personal use vehicles of current residents. o All vehicles must be parked in designated or assigned parking areas. There is a limit of one (1) vehicle OR motorcycle per stall. o Recreational vehicles are not permitted. This includes, but is not limited to, large trucks, buses, commercial (trailers) and recreational vehicles (RV’s, trailers, boats etc.). o All vehicles must be insured, display valid license plates and be maintained in full operating condition. o Any unregistered, unlicensed, derelict or illegally parked vehicles may be ticketed and towed from the property at the vehicle owners’ expense. o Repairs are not permitted to be conducted in a parking stall nor is storage permitted. Vehicles leaking fluid will be requested to be repaired or removed from the parking garage upon written notice. o Absolutely no storage of personal items in parking spots at any time (including spare tires, boxes etc.). o Please note that propane vehicles are strictly prohibited in the underground parkade. CONTENTS INSURANCE It is important for the safety and security of your belongings that you carry adequate household insurance.

The insurance clause in your residential tenancy agreement stresses the obligation to insure your personal property against damage and also maintain liability coverage in case of negligence.

VERSUS residents MUST provide proof of Contents Insurance to the property manager before taking possession of your suite. If proof of insurance is not provided at the time of move in, the keys to your suite will not be released. Please provide insurance renewal information prior to the expiration date of the insurance coverage. A copy of policy will be placed in your personal file in the community office.

Please ask your insurance company to provide a declaration page showing the following: 7

o Policy number o Address of your home location o Date of term must cover the length of the lease term o Amount of insurance should show a minimum of one-million-dollar liability o Name of insurance company VERSUS RESIDENT RESPONSIBILITIES Your leasing consultant will assist you in setting up pre-authorized payments for your rent. Please be reminded that rental payments are due on or before the first of the month. All utilities including but not limited to: electricity, domestic water (these utilities are sub metered for your convenience), cable, internet, and telephone are the tenant’s responsibility, and are not linked to VERSUS. Please see Utilities section in the ‘Your Building’ section.

AFTER-HOURS EMERGENCIES In case of after-hour emergencies, contact 403.390.9460. Please ensure that you provide your name, address (including suite number), and phone number that you can be reached at. Kindly note that emergencies are items such as no heat, no water, no refrigeration, fire and flood. Suite lockouts will be attended to for a $100 fee and you must provide identification and/or proof of residency before access will be provided. In case of fire there are pull stations located on every floor of the building. Emergency exits are clearly marked.

FROZEN PIPES Please be advised that through the winter season, it is important that all windows and doors be securely closed. When the outside temperature is below freezing and the windows and/or doors are left open, the pipes may freeze and break. This may result in the flooding of your suite as well as other suites.

NON-SMOKING FACILITY VERSUS is a non-smoking building, including the exterior, common areas and patios. Smoking of any type is not-permitted, this includes – but is not limited to – e-cigarettes, vaping, marijuana, etc. If you have any questions, please contact your property manager. By law, violations can be subject to a penalty of up to $500.00 to the tenant, or eviction.

CONCIERGE VERSUS offers concierge services Monday – Friday 8:30am to 7pm. You may reach concierge directly at 403.619.5468 or 403.919.5574. Concierge is available to assist with arranging taxis or ride sharing, welcoming your guests, signing for packages, booking amenities, arranging dry cleaning and much more. If you live in the West Tower, you can email [email protected], and if you live in the East Tower you can email [email protected].

SECURITY We also have 24/7 security on site. Security can assist with security-related concerns, after-hours emergency maintenance, visitor parking, and parcel pick-ups. Security can be reached at 403.390.9460 or [email protected].

VISITOR PARKING Each tenant is allotted (4) 12-hour visitor parking passes per month. To obtain your parking pass please text details (license plate of parked car, tenant first & last name, suite #) to the appropriate party on duty:

Your Home RENT CAFÉ We are pleased to provide you with a one-stop shop for managing your rental here at VERSUS. Each resident is provided with their own complimentary account to Rent Café, which they will be able to access with their own personal registration code (provided upon move-in). This platform will provide residents with a secure and convenient location to view their personal rental ledger, submit maintenance requests, view the building’s monthly calendar, and post on a community bulletin board, among other things. For assistance registering, contact your concierge and they will be more than happy to help. Rent Café can be accessed online or through a free app.

YOUR SUITE There are countless modern features in your new home. Your suite comes equipped with polished quartz countertops, sleek and modern soft-closing cabinets, chrome handles and faucets. The low maintenance luxury vinyl plank flooring is easy to care for, and simply requires a non-abrasive cleaning tool such as a soft mop and ammonia free cleanser. Each suite offers an abundance of natural light, roller shade window coverings and bonus shelving for extra storage. Your suite is equipped with a sprinkler system and a dual smoke/carbon monoxide detector.

LEED® AT VERSUS The LEED (Leadership in Energy and Environmental Design) green building program is the pre-eminent program for the design, construction, maintenance and operation of high-performance green buildings and is the most widely recognized and international mark of excellence for green building in over 160 countries. LEED was adopted by VERSUS to demonstrate our commitment to sustainable practices in design, construction and operation.

BATHROOMS Your bathroom boasts mosaic tile backsplash and a mirrored vanity that provides storage as well as a soft-closing drawer. The rain shower delivers steady and even water flow and each suite offers a soaker tub. Towel bars and hooks are installed in each bathroom.

APPLIANCES Your suite features a full Whirlpool appliance package which includes a stove, fridge, dishwasher, built in over the range microwave, washing machine and dryer. The kitchen appliances in your suite are stainless steel. Eco-friendly products such as Seventh Generation Stainless Steel Cleaner and Jack Eco-Me Stainless Steel Cleaner are recommended to reduce smudges and finger prints. Please see the appliance manuals in your suite for specific information related to maintenance and care. To ensure the proper initial operation of the appliances, here are a few simple reminders. 9

RANGE Your stainless-steel electric range with self-cleaning convection oven has a ceramic cooktop. It is best to avoid using abrasive cleaning products or sharp tools on the delicate cooktop surface. Eco-friendly ways to clean a ceramic cooktop include a mixture of water and vinegar or green cleaning products such as Bayes Eco-friendly Cooktop Cleaner and Protectant. Please check with your community office on where to purchase these products locally.

REFRIGERATOR Your suite comes with a stainless-steel French door refrigerator. It is supplied with an automatic defrost cold control. As you open and close the door, the light works automatically. Please refer to the specific manual for optimal temperature guide. A warm fridge should be set to normal and allowed to run for 8 hours before food is placed inside, then adjusted to suit the environment. Allow 24 hours between adjustments for temperature stabilization. Do not overload your fridge and allow for some air circulation.

FREEZER The freezer control should be set to normal and adjusted accordingly to suit the environment. A slight amount of frost build up is normal. If excessive frost builds up due to frequent opening or closing and/or humid temperature a defrost may be required. After the defrost is completed the freezer should be set warmer to avoid recurring issues. To manually defrost the freezer, turn the control to off and leave the freezer door open. A pan of warm water can be placed in the freezer to assist with defrosting.

DISHWASHER Your suite comes with a stainless-steel Luxury-Quiet Energy Star Dishwasher. All dishes, cutlery and pans should be thoroughly scraped of all food debris before placing them into the dishwasher. Failure to do so will stop the water from properly cleaning the dishes and possibly damage the machine. Please use only approved dishwasher soap and remember to fill the rinse agent cavity.

OVER THE RANGE MICROWAVE Your suite comes with a built in stainless-steel over-the-range microwave hood/fan combination. It is important to use the fan while cooking on the stove to remove heat and odors and to help keep moisture and grime from accumulating on surrounding surfaces.

WASHER Your suite is equipped with a full-sized washing machine. Please use the appropriate settings and never overfill the washing machine. Two smaller loads will ensure the clothes are washed properly and do not overwork the machine. Liquid laundry detergent is preferred but if you are going to use the new convenient ‘pods’, please ensure that you put them directly in the drum of the washer and not in the liquid detergent dispenser. Wiping under the rubber ring around the opening of the washer after each use will help to maintain the seal of the door.

DRYER Your full-sized dryer has two lint collection areas. Please clean the interior filter after every load to avoid a fire hazard and ineffective drying. It is best practice to not use the dryer if the lint filter is blocked, damaged or missing. The second lint area to be emptied is on the top of the washing machine. This is where the machine vents. Overheating may occur causing damage to fabrics if this area is not emptied. Do not use heat to dry items containing rubber, feathers or down or dry rubber back rugs in the dryer. 10

HEATING & COOLING IN YOUR SUITE Please note that you control both the heating and cooling in your suite at VERSUS on the thermostat located in the living room. The most cost efficient, and user-friendly mode is AUTO. You can set the desired temperature range you wish to be in and the system will operate to keep your suite within those levels. This uses the minimum amount of energy/electricity as the fan remains at a consistently low setting. The higher the fan setting and heating/cooling difference, the more energy required. There is water shut off valves for each individual water supply line into your suite except the bathtub. Your property manager will provide you with the details on their location during your move in orientation.
