With various changes being implemented by the government and Bank Negara Malaysia, the 2014 property market is in for some fundamental changes.

Many policies and rules were revised in 2013, gearing 2014 to be a year on a much tighter leash. From multiple policies tabled at the 2014 Budget to the revamping of Bank Negara Malaysia’s (BNM) stringent lending rules, the property market is preparing for the biggest change it seen in recent times. iProperty.com takes a look back at some of 2013’s game-changing revisions.

ELECTRICITY TARIFF

Starting January 2014 the tariffs will be increased from 33.54 sen/kWh to 38.53 sen/kWh for the peninsula (14.89%) and in and Labuan from 29.52 sen/kWh (17%) 34.52 sen/kWh. Because of its state-run company, Energy, tariffs in Sarawak are not affected. Consumers who use electricity amounting to equal to or less than 300kWh a month will be exempted from this increase.

PENANG SUB-SALE LAWS

Starting 1st February 2014, affordable homes in Penang (RM400,000 and below on the island, RM250,000 on the mainland) will not be allowed for resale for a period of five years. Similarly, residents who fall under public housing that is purchased under RM72,500 will be barred from selling their homes for a period of 10 years. However, residents who wish to sell their properties may send their appeals to the state government for review.
