DINASIHATKAN AGAR MELAKUKAN PERKARA-PERKARA BERIKUT SEBELUM JUALAN LELONG DIADAKAN A) Membuat pemeriksaan dan penyelidikan ke atas hartanah berkenaan. B) Membuat Carian Hakmilik dan memeriksa hartanah. C) Membuat pertanyaan kepada pemaju/pemilik/pihak berkuasa tempatan. D) Mendapatkan salinan jualan lelong dan syarat jualan lelong daripada pelelong atau ejen sebelum dijalankan. E) Mendapatkan nasihat daripada pihak peguam bagi syarat-syarat Jualan Lelong sebelum dijalankan. F) Senarai atau gambar-gambar yang ditunjukkan adalah dari sudut pandangan am sahaja. Pihak pembeli perlulah memastikan ketepatan/kebenaran/kesahihan hartanah-hartanah yang ingin dimiliki. CARA PEMBAYARAN 1. * Bakal pembeli dikehendaki membayar dengan Draf Bank atau Cek Juruwang atas nama Plaintif sebanyak 5% atau 10% dari harga rizab dan bakinya hendaklah dijelaskan dalam tempoh 90 atau 120 hari dari tarikh jualan. 2. Pembeli yang berjaya hendaklah mencukupkan bayaran deposit yang telah ditetapkan dari harga belian serta-merta selepas jatuh tukul secara tunai kepada Bank Plaintif. 3. Pihak bank akan menimbangkan pinjaman pembelian yang berjaya tertakluk kepada syarat-syarat yang telah ditetapkan. DOKUMEN-DOKUMEN YANG PERLU DIBAWA SEMASA HARI LELONGAN 1. Kad Pengenalan Penawar. 2. Surat Wakil - sekiranya Penawar mewakilkan orang lain sebagai Penawar bagi pihak dirinya dan bersama salinan Kad Pengenalan Penawar Tersebut. 3. * Draf Bank atau Cek Juruwang mengikut kepada 5% atau 10% dari Harga Rizab 4. Jumlah Tambahan (Tunai) hendaklah disediakan untuk membayar jumlah perbezaan harga di antara bayaran deposit 5% atau 10% dari harga yang berjaya ditawarkan *Tertakluk kepada Syarat-syarat Jualan Lelong.     04 PROJECT OPTIONS Section 4 PROJECT OPTIONS SECTION 4 : PROJECT OPTIONS 4.1 INTRODUCTION Various alignment options were identified and evaluated in the process of selecting the preferred, optimum alignment for the Project. The options varied according to the physical characteristic, socio-economic constraints and transport network design requirements of each alignment options. In addition to the alignment options, two options for railway gauge were also considered, namely standard gauge and meter gauge. 4.2 PLANNING & DESIGN BASIS During the Feasibility Study for the ECRL Phase 2, a set of planning guidelines were used to develop the design concept for the ECRL Phase 2 corridor and the alignment (Table 4-1). CHAPTER 6 EXISTING ENVIRONMENT 6.0 Introduction This chapter outlines the existing environment concerning the physical environment, land use pattern, socio-economic characteristics and human health conditions in vicinity of the existing Proposed Project site. The information serves as the background or baseline data on various aspects of subject matters in connection with the proposed scheduled waste management facilities. The existing environmental baseline is obtained from primary and secondary sources. Field investigations were carried out to supplement any insufficient of information for the study area. The condition of the existing environment of the project site and within five (5) km radius of surrounding area is further described in this chapter. The compiled data on the existing environment is regarded as ‘baseline’ environmental condition to assess potential environmental changes, if any that may arise during the implementation of SSWTC project. The discussion on existing environment will be based on the physical environment, human environment and baseline environmental quality at the surrounding area of the project site. Information provided on this chapter was gathered through primary and secondary information including site observations and monitoring, socio- economic and health assessment survey, desktop data search, abstraction of information from published reports and related agencies. 6.1 Zone of Study The zone of study is within five (5) km radius from the Proposed Project site called as the Zone of Impact (ZOI).
