2538 Balaclava Street The current owners of 2538 Balaclava were lucky enough to be the first prospective buyers to see this once badly neglected Kitsilano Craftsman house. The home stands just south of Broadway on a block featuring eight homes built by Vernon Brothers Developers in 1912. Little did the owners know when they purchased the house in 2002 that, behind the 1970s drywall dissecting the house into two suites, lay the original trim, moulding, wainscoting and 3996 West 10th built-in china cabinets. Today the house is back to its original layout with all the woodwork beautifully restored, and the rooms decorated with unique items from the owners’ collect- ibles and furniture store, Stepback. Institute of Technology recently completed the province’s first long-term study of green roofs, planted in 2003 on large flat roofs at BCIT to test energy efficiency, pollution control and water retention. “Green or vegetated roof systems can provide environmental benefits to urban areas, including the management of storm water run-off, reduction of air pol- lution, and the urban heat island effect,” according to the research report, issued by BCIT and Canada Mortgage and Housing Corporation. The green roof reduced the daily energy demand due to heat flow by up to 85 per cent in the summer and 44 per cent in the winter, with an overall annual heat flow reduction of 66 per cent, when compared with conventional roofs, the study found.
