The ‘Building Better, Building Beautiful’ commission is due to ‘…start a debate about the importance of design and style’, and to ‘…find new ways of ensuring new developments reflect what communities want’. Community involvement is of course already provided for in current planning policy, and communities want to be involved because they have lost confidence in a system which allows the sort of developments we see around us. They might campaign against bad developments, and support positive development, but good developments come from good planning, enlightened developers & creative designers. Planning legislation champions good design, but the good intentions are undermined by a presumption that development should be allowed to proceed. As a result, planning control tends to be sidelined by development potential, sites become over-valued by development bravado, and high values lead to viability arguments, then used to justify overdevelopment. By introducing new services to guests across the UK, Landsec aims to tackle some of the barriers faced by people with autism, and their families, including social isolation and a lack of understanding from the wider public. The new services will be introduced throughout 2019, and all will be in place by Autism Week 2020. Landsec will introduce the following services to guests at ten destinations across the UK: - Sensory toy bags, which will be available for children with autism during their visit. - Downloadable and printed guides to centres, to allow guests to familiarise themselves with the layout, look and feel of the destination in advance of their visit. - Hidden disability lanyards, to allow staff to proactively offer assistance.

It’s been a busy and eventful year and we’ve much to share with you. At an operational level, we’ve introduced new products and services; we’ve added to our development pipeline; we’ve got consents for our outlets; and we’re using innovative techniques in construction. And strategically, we’re increasing our focus on London, where we see plenty of opportunity in the future, playing to our skills and strength. Before we get into the meat of the presentation I’d just like to talk about the direction of the business and my perspective on the year just gone. And let me start with our more compact line up. I was sad to see Scott leave – he’s been a great colleague and instrumental in executing our shift in retail but we’ve great strength in our teams, with skills which are wider than just property, and which are increasingly applied across the business as one portfolio and they’re stepping up to take on more responsibility. To reflect this, the property teams have been brought together under one reporting line to Colette, as we announced last month. While all our London Portfolio assets are in London, our Retail Portfolio includes assets which are in London and assets which aren’t retail at all. As the balance of the business is shifting, this will be the last time we’ll present our financial information under the two business segments of London Portfolio and Retail Portfolio.
