6 MAJOR PROJECTS 7 STAFFORD STATION GATEWAY

The gateway to Stafford will be transformed by this ambitious £380 million mixed use development. Aptly named the ‘Stafford Station Gateway Masterplan’ the proposals for a new urban commercial and residential district include hotel, office space and homes to revitalise this mostly undeveloped, underutilised land. Stafford is an already well connected county town with great links to the capital, Birmingham, Manchester, Liverpool and the north. And that connectivity will only become more attractive on the back of the train station becoming a hub for HS2 – slashing the journey time to London to just over 50 minutes. As well as plans to provide 750,000 sq ft of office space, 800 homes, 1400 new car parking spaces and 6.5 hectares of urban green space – the project would see another entrance to open up the railway station to the new district and enhance walking and cycling routes through to the town centre. The 28 hectare site was home to manufacturing, industrial and rail-related use, with much of it now ceased. This major transformation will not be done in isolation. The Stafford Station Gateway is already receiving a £2.5 million boost with a restoration of the historic Victoria Park which sits on the doorstep of the train station, as well as planning permission granted for over 1500 new homes on the west of Stafford Strategic Development Location at Burleyfields – more steps towards this ambitious regeneration of the county town. • £381 million investment opportunity • 750,000 sq ft office space • 6,500 new jobs • 800 homes • Upgraded station • 6.5 hectare urban green space • Two new civic spaces
