Consideration for existing context and character areas Public Realm Roncesvalles Avenue south of Howard Park Avenue is a successful commercial/retail street. The norther part of Roncesvalles is not as consistent in character and built form scale. Dundas Street West does not have a strong pedestrian-friendly streetscape, however the built form is consistent towards the northern portion. Important commercial/retail uses do exist. Public Realm 1. Identify streets which require a comprehensive streetscape upgrade 2. Determine the character of the street 3. It is challenging to provide flexibility in storefront design in new buildings. It is important to allow some customization to storefronts which has a direct impact on the streetscape and public realm. Ensure the commercial/retail spaces are designed to support and accommodate the appropriate types of businesses – ie. Proper street retail rhythms, ceiling heights, and accommodate different frontages Large Site Redevelopment in the area Context: 299 Campbell Avenue Fuse Development 69 70 Bloor-Dufferin gets new community hub, school December 20, 2016 • Toronto — The Province of Ontario has announced funding to support the construction of a new high school and community hub in Toronto’s Bloor-Dufferin neighbourhood. • The province is partnering with the Toronto District School Board on the new school component, with accommodation for approximately 900 students. • Working in partnership with the school board, the City of Toronto and local community groups, Ontario is also securing up to 30,000 square feet for a community hub on the proposed new site, with plans to include a licensed child care centre and space for community programming, notes a media statement issued Dec. 8. • The development will be situated at the southwest corner of Bloor and Dufferin Streets in Toronto, currently the site of Brockton High School. The Ontario government and the City of Toronto will work with community groups in the Bloor-Dufferin area to develop a vision for the community hub. • The new secondary school will accommodate students from Bloor Collegiate Institute and ALPHA II Alternative School. The province is committing a total of $20 million to this project. What are you trying to be?
