A traditionally built home forming part of a small, exclusive development built in the late 1970’s, greatly updated and improved more recently, offering two bedroomed accommodation together with a delightful open plan kitchen and sitting room with fireplace and log burner, overlooking the mature and private garden and communal park-like gardens. F Reception Hall F Open Plan Kitchen / Breakfast Room SITUATION F Open Plan Sitting Room With Fireplace Log Burner The village of Woodcote, which lies just off the Reading to Oxford Road, is situated in an area of ‘Outstanding Natural Beauty’ surrounded by the scenic countryside of the Chilterns, with extensive beech woodlands and undulating fields. The village is some 500’ (160 metres) above sea level and there are glorious far-reaching views from several parts of the village. Originally a small community based on farming and the countryside, Woodcote has grown substantially, especially during the 1960s and 1970s, is now a thriving village with a good range F Landing of local amenities including supermarket, nursery/garden centre, two public houses, modern health centre and excellent education facilities with two toddler playgroups, primary and secondary schools. F 2 Bedrooms In addition to having well revered local state primary and secondary schooling, the area is also extremely well served by an excellent F Family Bathroom range of private schooling, of particular note; Cranford House School, The Oratory Preparatory School, Moulsford Preparatory School, St Andrews Preparatory School, The Oratory School, Pangbourne College, Brockhurst & Marlston House, Downe House, Rupert House School, Shiplake College, The Abbey School, Bradfield College, The Manor Preparatory School, Abingdon School, Abingdon Preparatory School, Radley College, and St Helen & St Katharine. F Separate Garage Near the centre of the village is the Parish Church, which was rebuilt in 1846 in a Norman style on the site of the original Norman structure, F Timber Shed with a few traces of original walling still surviving. Woodcote House, an historic country mansion built in the 1730s, now forms part of the Oratory School, standing in extensive park like grounds east of the main village. A variety of local activities appealing to young and old are based in the Village Hall and nearby Community Centre and which are well publicised in the monthly village newspaper, the Woodcote Correspondent, circulated to all local residents. F Private & Mature Gardens Woodcote has good road communications with easy access for Reading, Henley, Oxford and the M40 and M4 networks. For rail commuters F Communal Park-Like Gardens there are mainline stations locally at Pangbourne and Goring on Thames, as well as Reading, all providing fast services up to London (Paddington). Wood Green is a small development of houses built in the traditional style in 1978, advantageously situated in the centre of the village close to shops and amenities and benefiting from a private, traffic free, non- estate setting ideally suited for children. The houses differ in size and are arranged around two sides overlooking their own private hedged and lightly timbered green. The Freehold of the green is owned by a private company comprising all the property owners in Wood Green who each hold equal shares and contribute a yearly sum for the maintenance of the grass, trees and hedges. This sum varies between £90.00 to £100.00 per annum but is assessed annually. N.B. Crossrail services are scheduled to be commencing from Reading in 2020 which together with the electrifying of the line will significantly improve travelling times to Paddington and central London destinations. PROPERTY DESCRIPTION Set back privately nestling behind mature country hedging, 28 Wood Green has appealing brick elevations with decorative brick banding under a pitched clay tile roof with a tiled front porch to the front elevation, being located in a most attractive mature & village setting within a few minutes’ walk of the highly-revered village primary and secondary school, shops and pubs, and just a short drive to a mainline railway station in Goring-on-Thames providing access to London Paddington in under the hour. Spacious and well-appointed traditional 2 bedroomed accommodation is skilfully combined with that of a more modern and contemporary air, with the property having more recently been the subject of thorough refurbishment, incorporating a delightful specification, with stylish fixtures and fittings and quality of appointment throughout. The attractive arrangement of the accommodation takes full advantage of the landscaped gardens, with doors opening out onto the rear garden from the sitting room, perfect for ‘Al-Fresco’ dining. Quite charming, with great attention to detail being entirely evident throughout, the entire property has much in it to enthuse over, yielding a tasteful quality, wholly apparent on viewing. GARDENS Approached initially through the spacious and mature communal park-like gardens, the property sits back afforded great privacy, with mature beech hedging to the front boundary. A small pathway leads up to the front covered porch with a stone garden off to one side and the neighbouring lawned garden off to the other, providing for an attractive approach. The rear garden has been well laid out with timber decked terrace across the width of the house, having French double doors opening out, perfect for ‘Al Fresco’ dining, and then enjoying larger mainly lawned gardens which run down to a timber shed at the end of the garden. The separate garage is situated in an adjacent private block, and has a fitted up and over door with allocated parking space adjoining. Delightfully attractive, the gardens and grounds must be viewed to be fully appreciated. 28 Wood Green, Woodcote, RG8 0QQ Approximate Gross Internal Area = 58 sq m / 624 sq ft Garage = 16 sq m / 172 sq ft N Total = 74 sq m / 796 sq ft Feet 0 5 10 0 123 Metres Bedroom 1 3.87 x 2.73 Sitting Room 12'6 x 8'9 3.87 x 3.74 12'6 x 12'2 Garage 5.85 x 5.57 19'1 x 18'2 Kitchen 3.68 x 2.94 12'0 x 9'6 Bedroom 2 2.97 x 2.43 (Not Shown In Actual Location / Orientation) 9'7 x 7'9 Ground Floor First Floor CREATESPACE DESIGN ref 186 Surveyed and drawn in accordance with the International Property Measurement Standards (IPMS 2: Residential) GENERAL INFORMATION Services: All mains services are connected. Thursday 29 March 2018 Welcome to our Easter Newsletter. It has been another busy term and no newsletter can adequately do justice to the whole range of different activities with which boys have been involved – but we hope that you will be given a flavour of some of the events that have occurred since January. You can read here about Year 5 trips to the National History Museum and the Science Department at Abingdon School, the artistic and musical endeavours of pupils in Year 6, and about events that have involved pupils across the Section, such as the recent ‘Business Challenge’ and House Cross Country race. Many of the accounts are told by pupils themselves. At the end you will find a list of key dates for the first half-term of the Summer Term, which we hope proves to be useful. The Middle Section team hope that you will have a relaxing and peaceful Easter. Section Assemblies Pupils have attended two Section assemblies this term. In the first on 23 January, led by Stefan, pupils were informed about healthy eating and how eating a nutritious, balanced diet is important in helping them to grow and develop, and how it helps them to be energised and motivated, thus supporting their ability to learn. On Tuesday 6 March we had the benefit of a visit from Dr Pratap, mother of Ollie in Year 5 and Alex in Year 6, who talked about her work as a doctor at the John Radcliffe Hospital in Oxford. She spoke about her motivation for choosing this profession, what she likes about her job, and also what she sees as some of its downsides.
