It is contemporary in its design but, also, evident is the high quality of its construction which blends in perfectly with the neighbourhood. Its attraction to the owner when purchasing the house was its quality and spaciousness, together with its convenient access to a wealth of amenities. It is just a short walk to the train station for trains to Birmingham and London. There are also direct buses to University of Warwick. The station also provides a speedy journey into Marylebone, together with efficient access to main roads, major motorways and Birmingham International Airport. The area contains outstanding educational opportunities, alongside access to a wide and varied range of sport and leisure facilities. Leamington contains beautiful parks and is renowned for its restaurants and tea rooms, together with its elegant shops and boutiques The flexible, versatile, layout of the house has the added attraction and luxury of each bedroom having its own independent facility. Such an excellent resource enabled the owner, during the time he has lived there, to share space with other academics studying at nearby University. Another benefit of the house is its abundance of excellent built in storage space throughout, plus ample, secure, parking for cars. In addition, there is independent access to a self contained, well proportioned, annexe which has a multitude of potential opportunities, such as for home working or a space for independent living. The house is ideally adaptable to suit the comings and goings of an active, busy, family life. * These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. The owner is now moving to live in another part of the country, but stresses that this has been a magnificent home and location in which to live. Second Floor Accessed by a spiral staircase from the first floor, on this level you will find French doors leading onto a sun terrace roof garden and a door leading through to a boarded loft with ample room for storage or conversion to another living area. The icing on the cake in this home is very much the enormous sociable, living space. It is cleverly zoned to provide large areas for cooking, dining and relaxing and is also the favoured area for gatherings of friends and family with lots of space In which to spread out and enjoy such events. It is so easy to enjoy the local environs and also to visit Stratford Upon Avon for its theatre, or the historic city of Warwick which is a place in which to wander and admire its unique architecture. • 1 Royal Leamington Spa Neighbourhood Plan, June 2020
Royal Leamington Spa Neighbourhood Plan, June 2020 1 Royal Leamington Spa Neighbourhood Plan, June 2020 2029 Vision for Royal Leamington Spa “Royal Leamington Spa’s vibrant and diverse history gives our town its unique character and distinctive identity. It has become a thriving base of creative, cultural and technological innovation whilst nurturing its valued green spaces and community assets. Looking to our future, we will continue to conserve and protect our built heritage whilst promoting enhancements which allow us to reduce our impact on climate change, support sustainable economic development, build innovative housing, support effective integrated transport systems and contribute to a healthy town.” 1 Jephson Gardens 2 Royal Leamington Spa Neighbourhood Plan, June 2020 Foreword Royal Leamington Spa is a Town with a brief but relatively rich history. It owes much to the Victorian fascination with the curative properties of Spa water which was the principal reason for its rapid growth from a small hamlet of only 300 people in 1801 to over 27,000 one hundred years later. Throughout the period of the industrial era of the late 19th Century and the expansion of the railways, Leamington remained at the forefront of the growth in urbanisation with much of the architectural diversity seen today a result of this expansion. Throughout its history, the Town has embraced change and continues to do so. This is seen in the decline of traditional manufacturing industries and the rise of new technological solutions, evidenced in the establishment of a growing digital media sector which has earned the Town the soubriquet “Silicon Spa”.
