Partnership work with Fife, Perth & Kinross, Falkirk and Clackmannanshire Councils. 1 2016/17 Development Programme During 2016/2017 we completed 141 new homes for our own management and on behalf of our partners, we also started on site with 425 new properties. All projects developed meet Housing for Varying Needs Standards and achieve Secured by Design Accreditation. Around 20% of properties are developed for particular needs housing. The inclusion of sustainable and innovative features is a key priority for our development work. The affordable housing element of the project was taken forward to accommodate the AHP requirement. The development provided nine new homes for affordable Social Rent. The design complied with Housing for Varying Needs, Secured by Design, Kingdom’s Design Standards and Building Control’s Silver Sustainability Standard Specification. The site is located next to Springfield train station (part of the East Coast Main Line) and close to the local shops and services on the Main Street. The land allocated for affordable housing is located towards the south western boundary of the site on the north side of Station Road. Access to the site is from Crawford Park to the west. Points to Note Energy Monitoring Meters were installed. Water efficiency measures including Water Butts were provided. Community Benefits were provided through the Design & Build contract including Apprenticeships and Training Placements. Private garden space was allocated to the cottage flats. The homes were designed to meet Housing for Varying Needs, Secured by Design, KHA’s Design Standards and the Scottish Governments Greener Standards Specification. Points to Note Energy Monitoring Meters were installed in these properties. Photovoltaic Panels were installed on all properties to help to reduce energy costs. Community Benefits and Training Placements were provided through the Design & Build Contract. The site was originally partly occupied by an old derelict warehouse, which was demolished as part of the new housing provision. The larger part of the site was originally used as a public car park for the town centre and adjacent Speirs Centre. Working in partnership with Clackmannanshire Council, Kingdom purchased the site from them on 31 March 2015 to deliver much needed affordable housing in the area. The new building greatly enhances the streetscape at the entrance to the town and complements the listed Speirs Centre, which sits adjacent to the new block. Points to Note: The completed project achieved Secured by Design accreditation. The properties were the first in Clackmannanshire provided by Kingdom for Mid Market Rent. Energy monitors were provided to monitor real-time energy use. Whole house ventilation was installed to improve indoor air quality. Training placement and employment opportunities were created as part of the building contract. Floor coverings, window blinds and an oven & hob were provided as MMR enhancements. The land was previously used as the Glencast Foundry Steelworks. The project was developed by Kingdom Housing Association, as part of the Fife Housing Association Alliance Arrangements. The new homes were transferred to Glen Housing Association on completion, who are responsible for their future management and maintenance. These new homes complement the adjoining Fife Council development which provided 101 units. Training opportunities and Community Benefits were taken forward as a joint initiative with Fife Council which resulted in a higher number of placements being achieved. Thirteen of the new homes were handed over to Glen Housing in April 2017 with the remaining 10 being completed in June 2017. Points to Note The units were designed to meet Housing for Varying Needs, Secured by Design, KHA’s Design Standards and the Scottish Governments Greener Standards Specification.
