2.PURPOSE OFROLE:

2.1To be the driving force for raising awareness of asset management and its crucial role in sustaining and adding value to our core business of meeting housing needs.

2.2You will lead on the development of our asset management strategy, active asset management, asset intelligence gathering and analysis, planning and programming, and ensuring compliance with home safety standards.

2.3Toensurethatthe company’sphysicalassets(housingandotherbuildings)aremanagedinlinewiththeAsset Management Strategy, other related strategies and policies, and all statutory andregulatoryrequirements.

2.4To monitor the relationship and performance of our in-house repairs provider Prime ensuring clear performance targets are set and monitored

3.ACCOUNTABLEFOR:

People

3.1Providing leadership and line management for asset management staff and ensuring that theyachievehighperformance,operateefficiently,effectively,recognize and applybestpractice,andarewellmotivatedandtrained to deliver an excellent customerfocusedservice, internally and externally.

Investment

3.2Working with the Director of Property Services to plan asset investment and procure or commission works and develop an active asset management approach to delivering our asset management strategy

3.3Operating within allocated budgets for all asset managementactivity

Compliance

3.4Ensuring that asset management is delivered in line with statutory and regulatory requirements,companystrategies and policies, standing orders and financial regulations, performance standards and targets,andservice promises. To ensure that Acis group remains compliant particularly in the areas of gas servicing, legionella, fire safety, electrical testing and asbestos

4.DUTIES ANDRESPONSIBILITIES:

Investment Planning and Programme Delivery

4.1Set targets for stock condition surveys and ensure that they aremet

4.2Ensurethatsurveyandotherassetdataisinputintotheasset management system inatimelymanner and regularly reviewed for accuracy

4.2Undertake ongoing business planning and profiling of investmentneeds in conjunction with the Head of Homes

4.3Plan and agree programmes ofimprovementworkstobeundertakenbyPrime within required timescales

4.4Plan and procure other works, including works related to better places funding , to ensure high quality and value for money

4.5Ensure effective arrangements are in place for consultation and liaison with tenants receivingimprovement and remedial works

4.6To ensure that programmes and plansto empty, service, and replacesewage/septic tanks are inplaceand that charges are made to recover costs from owneroccupiers

Compliance

4.7To ensure that statutory requirements relating to the managementof the company’s assetsarefullysatisfied,andthatassociatedmaintenance is plannedandundertaken,withallassociated records properlymaintained

4.8Ensure appropriate budgeting to meet the requirements of compliance annually

4.9To ensure that related strategies, policies, procedures, and systems are developed, reviewed,andeffectivelyimplemented

4.10ToensurethatcomplaintsrelatingtoareasofresponsibilityaredealtwithinfullaccordancewiththeCompany’s procedure, and that learning from customer feedback is routinely logged and actedupon

TechnicalExpertise

4.11Act as the company’s designauthority

4.12Provide technical advice to company staff asrequired

4.13Considerandrespondtoanydisrepairorotherclaimsonassetmatters,andliaisewithlegalrepresentatives and/orinsurance advisors as required.

4.14Directly undertake and also oversee case work management across the asset management team within the CRM environment , supporting and mentoring staff as necessary

ServiceImprovementandPromotion

4.15Develop related service improvementplans

4.16Ensurethatthecompanypromotesitsaidsandadaptationsservice,effectivelyexpendsresourcesallocatedtoit,andliaiseswithlocalauthoritiesandOccupationalTherapystaffas necessary

4.17Guide and support the Energy Management officer to ensure that the post is self funding and meets its set objectives

4.18Represent the Company at meetings with partners, agencies, and relevant organisations andbeproactive at all times in fostering professionalrelationships

Reporting

4.19Asrequired,prepareandpresentreportsfortheBoardofManagement,AuditCommittee,tenantgroups,and the Executive Leadershipand Senior Management teams

  • Budget Control/Risk/Value for Money(VfM).
  • Effectivecontrolofpreparation,monitoringandmanagementofexpenditureforallocatedbudgetlines within budget level.
  • Comply with Financial Regulations and Contract StandingOrders.
  • Regular identification, appraisal and treatment of risks within service area /role.
  • Promoting and achieving Value for Money (VfM) within service area/rolerequirements.
  • Meeting VfM target (3% per year unless changed in agreement withmanager)
  • EnsuringthatstaffunderstandtheirroleinachievingVfMforAcisincludingregularagendaitem atteam meetings.

6.ENVIRONMENT:

  • The role will be based at Acis House, Bridge Street, Gainsborough, DN211GG.
  • Hoursofworkforthisroleare37hoursperweek.Flexi-timeisavailablebetween7.00am and7.00pm.Normal office hours are between 8.30am – 5.00pm Monday to Thursday, and 8.30am – 4.30pmonFridays.
  • The post holder will be required to travel as part of this role. This will be to visit tenants andpropertieswithinAcisGroup’sareaofoperationorthroughouttheUKforattendingtrainingcoursesormeetings.Thereforethepostholderwillrequireafullandvaliddrivinglicence.Itisessentialthatthepostholderhas access to their own transport and has insurance for businessuse.
  • The dress code for this role is officesmart.
  • Thepostholderwillberequiredtoworkwithavarietyofdifferentpeoplesuchas;membersoftheirteam, other Managers and Directors, Board Members, our customers, members of thepublic,contractors, employees from other agenciesetc.
