3 Ref: LCAA7816 DESCRIPTION

Blowinghouse Mill is quite simply one of the finest contemporary houses to be built in Cornwall in recent years, yet its history extends back to about 1790 when the original part of the mill was constructed as a waterwheel powered corn mill for the surrounding farmland. Testament to the building is that it continued in this use until the 1960’s. In 1989 it was acquired by a nursery gardener who planted the majestic specimen trees which create a backcloth to the more recently landscaped surrounding gardens.

Our client purchased the property in 2015 and instantly had a passionate vision to strip away the crumbling more modern buildings that were surrounding this historic building and add carefully considered wings with extensive glazing softened with the use of natural materials including Canadian Western Red Cedar shingles and larch boarding. The original stone building has been retained in its true form and is visually separated by the double height glazing on both sides of the reception hall. Amazingly the waterwheel was discovered in parts in the grounds and has been painstakingly resurrected and although the leat no longer flows, a hidden pumping system now delivers water to this working wheel at the flick of a switch. Water also plays its part in a much more contemporary engineering feat as the wildlife pond that the property overlooks also operates as the heat source for the heating and hot water system within the main house with the ground floor having underfloor heating below porcelain and limestone flooring. Other up to the minute technology includes a Sonos and Bowers & Wilkins multi room sound system, low voltage LED lighting, a central fan extraction system and triple glazed windows by Rationel. In addition to the main house the detached two bedroomed ancillary accommodation’s hot water is produced by a solar thermal heating system.

Throughout the property one can easily appreciate the obsessive attention to detail in everything from the choice of materials to the room layouts and how their outlooks take in views over the grounds. The reception hall is a showcase of the old and new with an historic stone wall to one side and chunky oak treaded staircase to the other. Two steps descend to a boot room beside the bespoke front door and inner halls lead to the bedroom accommodation on one side and past a laundry and shower room/wc on the other before arriving at the triple aspect kitchen/dining room. Here one will find a range of painted 4 Ref: LCAA7816 bespoke units including a Zebrano topped island with downdraft extractor induction hob. Top end Miele appliances are set within the units and sliding glazed doors open to the south facing patio and garden. Within the original part of the building is a plant room and snug/sitting room which can also serve as a further double bedroom with its own en-suite shower room. Rough sawn wood walls line the approach to a more contemporary bedroom wing where there are three double bedrooms all opening onto a granite paved patio. One of these bedrooms has its own dressing room and shower room whilst the other two share a large bath/shower room with a media room beside.

The first floor’s landing is initially galleried with thick oak block treads with reclaimed parquet flooring then extending through and opening into the huge vaulted ceilinged lounge with balcony off. Both this room and the kitchen/dining room have contemporary woodburning stoves and beside the lounge is a study or sixth bedroom with wc beside. On the first floor of the original mill one will find one of the most awe inspiring master bedroom suites that you could ever hope to spend a night in with a double height vaulted ceiling, its own private roof terrace, large dressing room, discreet wc and to top it all a mezzanine bathroom with copper bath, his and hers copper wash basins and a huge walk-in rain shower.

In addition to the main house there is also a substantial detached cedar clad ancillary building comprising a four car garage and two bedroomed wing discreetly facing away from the house and opening onto its own deck above the stream running through the grounds. The stream divides the open and more wooded gardens from the organic meadow backed by broadleaf woodland, which can be approached over a sub driveway and vehicular bridge. The main gravelled drive sweeps through the grounds and between a tall monkey puzzle tree and the waterwheel before arriving at extensive parking beside the pond. The pond is backed by an open lawn and on the south side of the house, sheltered between its wings is a further lawn and granite patio over two levels all edged with planted beds. The whole extending to about 2.3 acres. 5 Ref: LCAA7816

LOCATION

Blowinghouse Mill is located in a little known, extremely tranquil south facing wooded valley only about a mile from the towering cliffs and smaller coves along the coastline between St Agnes and . The stream running through the grounds continues through the valley and the hamlet of Perrancoombe before arriving at Perranporth and spilling out across the two mile long sandy beach. One can easily walk or cycle the relatively level about 1½ miles along the valley floor to the beach, which is popular with surfers and kite surfers and is famed for having The Watering Hole bar and restaurant set on a plateau on the beach itself. Behind the beach are publicly accessible sands dunes and a golf course.

St Agnes is little more than a couple of miles away to the west and has a very different feel to Perranporth being a historic village dotted with Georgian and Victorian properties set around the cliffs and valleys descending down to Trevaunance Cove. Between Perranporth 6 Ref: LCAA7816 and St Agnes you will find a wide variety of local retailers, professional services, doctors, dentists, vets and schooling.

About 8 miles away is the centre of Truro, Cornwall’s capital city which has the fullest range of shops and services anywhere in Cornwall including many restaurants, a flagship Marks & Spencer store overlooking the Lemon Quay piazza, a theatre, multi screen cinema and three private schools. Truro also has a main line railway station with direct trains to London Paddington taking around 4½ hours. About half an hour’s drive away is Cornwall Airport which has regular flights to Heathrow as well as many other internal and international destinations.

Beneath the trees and beyond the lawn are more wild gardens with pathways leading through them and reconnecting with the area of hardstanding and the bridge leading over the stream through the grounds. On the other side of the bridge is a tranquil organic meadow owned by the property and set to the backdrop of broadleaf woodland.
