' The proposed Lease Space that AELAS is interested in Leasing from the Kenai Peninsula Borough is an area measuring 50' X 150' for a total of7,500 sq. ft. It is located in the North Wing and within the interior of the old Nikiski Elementary School @ Mile 24 or 50097 North Kenai Spur Hwy. in Nikiski. The concrete block walls appear to be approximately 1 foot thick and would have a much better insulation and energy saving value as well as a more desirable interior/exterior noise suppression factor for the intended use. The portion of the building under discussion has 3 double door entry ways, 4 classrooms and one centrally located entry with restrooms and a storage area. Each classroom area has its own water and drainage system and the entire space appears to be in relatively good condition for a structure this age. Other than minor painting and misc. Tenant improvements the overall condition and location of this facility would more than adequately meet the proposed needs of a facility such as DAPL (Domestic Animal Protection League) Attached are several MLS (Multiple Listed Properties) Commercial Lease properties located in the area showing current rates. Some are listed by the total monthly Lease rate amount and other's by the price per sq. ft.
