Mappleborough Green | B80 7DP WILLOWMERE Willowmere Common Lane | Mappleborough Green | B80 7DP WILLOWMERE Located in the quiet Warwickshire village of Mappleborough Green, this characterful property is made up of a collection of 17th and 18th century converted barns connected with a modern glazed link. This outstanding barn conversion creates a most unique and versatile family residence finished to the highest of standards of design and décor throughout. From the immaculate frontage smart pathways that lead to the main entrance of Willowmere. You are immediately taken with the perfect balance of period character meets contemporary design. The Oak front door with glass panels leads directly into a light and spacious reception hall with a useful cloakroom area. White walls, high ceilings and stone floors combine with beautiful exposed beams. As you move through the reception hall the light floods through from the modern glazed walkway overlooking the inner courtyard. Entering the original part of the oldest large barn you see the outstanding vaulted ceiling with stunning original beams and perfectly blending the old and new oak together. The reception area to the ground floor is used by the family as a music room, currently housing a baby grand piano, it offers incredible acoustics creating the perfect sound with the height above. This is a lovely area to entertain guests and enjoy the unspoilt views through the incredibly large windows and built in window seat. Moving back to the music room, the open solid oak staircase rises to the large galleried landing above and through to the most stunning and superbly spacious reception room, with ample natural light, beautiful décor, engineered oak flooring and a most distinctive and attractive wood burning fireplace. Seller Insight The current owners have lived here for just over seven years, in which time they have renovated it to a high standard – they are as in awe of the place as much now as they were on their first visit; ‘the imposing yet rustic double-height drawing room made an immediate impact on us and we were completely mesmerised by the sweeping views across the countryside. Even after years of living here we are still discovering new details within the amazing original features. The ability to enjoy the scenery without concern for privacy or need for curtains gives a sense of being at one with nature – even on a dreary winter day the house feels bright,’ say the owners. The area affords easy access to Stratford-upon-Avon, Warwick, Leamington Spa and Birmingham; ‘Stratford and Leamington are our favourite weekend destinations with their riverside walks, parks, playgrounds, restaurants and independent shops. Henley-in-Arden is less than five-minutes by car and has a particularly high concentration of award-winning restaurants. We are keen walkers, and the property is within easy reach of a number of National Trust properties, including Baddesley Clinton and Charlecote,’ say the owners. ‘The layout of the house is so versatile, offering a beautiful and impressive space for entertaining but an equally relaxing family environment. Despite its vast expanse and open feel, the garden still feels private and intimate, largely because of the private lane location. We love sitting by the pond under the Willow tree with a good book and a glass of wine – this area is also perfect for barbecues and lazy summer lunches. The inner courtyard with its rock garden is a real all-year-round sanctuary.’ ‘The drawing room with it’s impressive height, the beautiful beams and the sweeping panoramic views across the countryside, make this one of our favorite spaces’ ‘The decked terrace, which overlooks the pond, provides an elevated position from which to survey the countryside and visiting wildlife. The village has a real community feel; great social hubs are the Boot Inn along with the three garden centres in the heart of the village, all of which have excellent cafes serving local produce.’ ‘Our most memorable event is our son’s 4th birthday party – we had 20 children and 20 adults and there was ample space to entertain all ages. Everyone enjoyed exploring all the lovely corners of the house and garden.’ ‘We’ll miss the sense of space and long-range views from every side of the house.’ * These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. Between the middle barn and the master suite is a most impressive and very spacious L shaped reception room. Currently used as a family room and play room this space has a multitude of uses. Fine-looking exposed beams create depth and height to this stunning space that has two oversized oak doors lead to the back terrace, while the inner courtyard is accessed from modern glazed doors in the glazed link. To the opposite end of the reception hall you reach the generous dining room with its outstanding fireplace having an antique wooden surround with an inset pewter fireplace, this gas real flame fire makes a wonderful focal point to the room. In addition to this, and equally as significant, is the exquisite hand crafted stained glass panel producing a charming feature between the dining room and bedroom behind. The modern kitchen has white high gloss contemporary units, smart Quartz stone work tops and an attractive vintage green Aga set within the chimney breast. With quality appliances and fixtures and fittings this luxury kitchen also offers a deep inset modern stainless steel sink with a tall designer mixer tap, a built in AEG oven and separate microwave/grill, and an AEG induction hob inset into the centre island quartz top. The breakfast bar offers a more casual dining area and has ample storage built in. Leading from the kitchen is the superbly spacious laundry area and boot room, this very practical space with hard wearing smart slate tiled flooring has a multitude of storage solutions, with six tall modern cupboards and space for an American Fridge freezer, washing machine and two tumble dryers. A useful pantry leads off this room and a further door to the side entrance of the property. By cleverly linking the barns together the owners have created a most striking feature of this property. A glazed walkway with engineered oak flooring, LED lighting, underfloor heating and glass doorways impressively fuses 17th century beams with the best of today’s modern architecture to create something truly unique. As you move along the glass corridor there is a further double bedroom leading off the side. Again, clever use of light and space with clear glass panels between beautiful old beams enhances this bedrooms appeal and the large en-suite connected to it offers a modern corner bath with hand held shower, wc and modern Roco wall mounted hand basin. Two large double wardrobes in the en-suite house the Worcester Bosch boiler that runs in sync with the Mega-flo high pressure water system. Moving past this room we come to the end of the barns which is occupied by the magnificent master suite. The high vaulted ceiling spans the entire length as does the incredible use of natural textured white marble wall tiles creating a stylish finish with exquisite décor. The open plan layout has shaped this superb space into three distinct areas. The dressing room offers substantial storage solutions within luxury wardrobe furniture, behind this is the bedroom area with a centrally located bed and beyond this the master en-suite with a deep freestanding bath, large glass screened walk in shower and oversized rectangular double sink. There is also a modern low level wc set discreetly behind a small screen. The second of the large double bedroom suites lies behind the dining room. Benefitting from exceptional views through the entire wall having floor to ceiling windows, not to mention further exposed beams and a vaulted ceiling presents this as another superb space. Leading from here is the elegant modern en suite with a beautiful freestanding egg shaped bath, travertine tiled flooring and part walls, wc and modern hand basin. Moving across the gallery landing is the upstairs bedroom suite - The dressing area offers ample wardrobe storage with two sets of double wardrobes behind impressive hand carved oak and walnut doors. Throughout this stunning family home are some rare and distinctive features, such as the two antique porthole windows in both the dressing room and bedroom. The high vaulted ceiling and wonderful exposed beams next to the neutral light décor creates a delightful light and airy bedroom with five dual aspect windows and a glazed ceiling window. There is also a further storage cupboard built into the eves, ideal for suitcase storage. The en-suite houses a large corner bath, wc and modern ceramic hand basin set on a free-standing dark wooden contemporary unit. Having exposed beams, high ceilings, limestone tiles floors and walls and finished with quality chrome fixtures and fittings this is a very smart spacious bathroom. Past this is the first of the double bedrooms to the ground floor that has views across the centre courtyard of the property. Spacious and light this bedroom currently has two single beds and ample space for wardrobes and storage. Moving further along to the opposite side and facing the open countryside is the well-equipped study with an excellent range of fitted office furniture and generous storage space. A smart contemporary downstairs wet room with a glass shower screen, rain head shower, beautiful travertine tiled walls and flooring, wc and hand basin is all perfectly placed to service the bedroom and study in this area.

PARISH PROFILE Looking for an open door? Read on…. 1 BISHOP’S INTRODUCTION If you are looking for an opportunity to work with an ‘open’ group of people and churches, the Arden Marches group, located around the large ‘village’ (more like a small town with its 6,000 residents) of Studley in the west of the Diocese, has long been an example of positive creativity and spiritual life, with excellent relationships among them and with the Diocese as a whole. They are a great group of people! This post provides a large population base in Studley, with smaller but equally valued communities around it. Like other posts emerging in the Diocese at this time, the Rector of Studley and the Arden Marches will be ministering in the context of the wider Diocesan commitment to think imaginatively and creatively about how best to approach mission and ministry in village contexts. I hope the new priest-leader of this Group will have a key contribution to these consultations and the actions that will follow, as the Arden Marches Group have much to offer from which others can learn, with their track record of working together for many years and their well-developed lay ministry. Indeed, they have in the interregnum already decided to start the process towards creating only one PCC for the group. That perhaps gives an indication of their commitment and quality of relationships in working together. The Diocese of Coventry is a forward-thinking Diocese, which encourages innovation and imagination. We welcome applicants who are ready to join in this creative engagement in opening doors for the gospel, and in seeking to grow healthy church communities that worship God more fully, make more new disciples and transform their communities more effectively.

  • Studley Road Issues on the Agenda
Studley road issues on the agenda Warwickshire County Council is listening to local concerns in Studley around traffic on the A435 main road through the village. In response to those local concerns, Warwickshire County Council recently commissioned an HGV origin and destination survey along the A435 corridor between M42 Junction 3 and Alcester. Transport consultants Atkins analysed the survey results and undertook a study outlining possible options for reducing the impact of HGV traffic on the A435. Atkins presented their draft findings and recommendations to a stakeholder meeting in July this year. Local MPs Nadhim Zahawi and Rachel Maclean along with representatives from Warwickshire and Worcestershire County Councils, Stratford-on-Avon District Council, Redditch Borough Council, Studley, Mappleborough Green and Sambourne Parish Councils and Highways England, all came together to hear the findings and start to discuss what could be done. The Atkins' Study Report and Executive Summary are available here http://warwickshire.gov.uk/A435Corridor . A public engagement event is to be held on Friday 3rd November at Studley High School between 5.30pm and 8pm to share the findings of the study with the local community. Stratford-on-Avon MP Nadhim Zahawi has offered to chair the event which will include a presentation of study findings by Atkins and an overview of potential next steps. There will be an opportunity for people to ask questions and to input into priority areas and ideas for future work. Cllr Jeff Clarke, Portfolio Holder for Transport and Environment at Warwickshire County Council said: “The Atkins study has considered a range of options for addressing the traffic and environmental problems experienced by local communities along the A435 corridor.
