Circumstances: In response to a complaint received in this office, a site visit was carried out to the above property when it was noted that dormer windows had been constructed to the front of the premises which did not accord to the planning permission. A letter was sent to the owner of the premises regarding the breach of planning control. To date the owner of the property has taken no action to rectify the matter.

It is considered expedient to take enforcement action because the dormer windows by reason of their excessive scale and materials used do not match the host building, fail to reinforce local distinctiveness of the area and represents a dominant and strident feature, harmful to the appearance of the parent building and street scene.

Circumstances: Following a complaint received in this office, a site visit carried out revealed that the above breach of planning control had taken place. The owner of the land has not responded positively to the Councils request to remedy the breach of planning control.

It is considered expedient to pursue the breach of planning control because the unauthorised two storey side/rear extension and single storey rear extension due to its overall bulk and excessive depth results in overshadowing and overbearing of the adjacent property residential property detrimental to the residential amenity of its present and future occupants.

The unauthorised dormer window by reason of its excessive size represents a dominant and strident feature that is harmful to the appearance of the parent building and street scene.

The two storey side extension by virtue of the staggered ground and first floor alignment at the front of the side extension relates unsatisfactorily to the character of the parent building, adjacent properties, reduces open space resulting in a terracing effect, detrimental to street scene and local distinctiveness.

The extension and dormer window are contrary to guidance contained within the Householder Supplementary Planning Document and policies DS1 and DS3 of the Bradford Council Core Strategy Development Plan Document.
