7th Heaven Ranch is a 7,300-acre ranch located in East Canyon Basin, Morgan County, Utah between East Canyon Resort and Jeremy Ranch in Summit County. 7th Heaven Ranch represents classic western landscape with rolling hills covered with scrub oak and sagebrush, rich riparian areas with cottonwood trees and willows, lush valleys supporting large herds of elk and mule deer. Its original buildings included a farmhouse, a barn, and a restored Pony Express station. 7th Heaven Ranch is also bisected by five historic long-distance trails, including the Mormon Pioneer Trail, the Donner-Reed Party Trail, the California Trail, Overland Stage Trail, and the Pony Express Trail. Early landowners unearthed fortifications erected by the Mormon Militia during the Utah War of 1857.

The first owner of 7th Heaven Ranch was Nephi Clayton who initiated ranch operations, the Clayton Land and Cattle Company in approximately 1898. Mr. Clayton's ranch manager, John Macfarlane, became his partner in 1913 and it's name was changed to the Clayton- Macfarlane Ranch which initiated a livestock operation lasting for more than a century.

Charles Comstock Clayton, son of Nephi Clayton, held periodic piano recitals during the summer season at the ranch during the 1920's, leasing a Steinway Piano from Daynes Music Company in Salt Lake City. The piano was shipped by rail to Kimball Junction near Jeremy Ranch. It was transported down the Jeremy Ranch Road by teamsters with horse drawn wagons. The pianist, a sister of Charles Clayton, was a European trained "master".

In addition to the remarkable historical and ecological value of the Clayton-Macfarlane Ranch, it has functioned as a traditional livestock operation for the past century with sheep, cattle, and horses raised on the property along with crops including alfalfa. The second owner of the ranch, purchased in 2009, named it 7th Heaven Ranch. They are a prominent Utah family who updated the ranch operations, drilled a water well, and irrigate 40+ acres of alfalfa with wheel lines. They have enhanced their big game species producing significant deer and elk trophies on an annual basis.

7th Heaven Ranch contains a significant portion of the watershed for East Canyon Reservoir, a source of drinking water for seven counties in the Weber Basin Water District. Preservation of the watershed has helped sustain in-stream flows, maintained critical cool water habitat for a variety of trout, and assured that tributaries and marshlands along East Canyon Creek continue to support an array of waterfowl species. 7th Heaven's native species include: elk, deer, moose, mountain lion, bobcat, coyote, red fox, bald eagle, golden eagle, American kestrel, turkey, grouse, and beaver. The ranch was awarded Cooperative Wildlife Management Unit status in 2008.

The primary access is from State Highway 65 from either the east or the west. A third is to travel south from I-80 on the rustic (dirt) Jeremy Ranch Road.

5 intermountain realty group 7TH HEAVEN RANCH MAP Additional Details 7th Heaven Ranch is located within minutes of an international airport, a major metropolitan area, several world-renowned ski resorts, numerous golf courses and private clubs, state parks, major reservoirs, fly fishing rivers, thousands of acres of national forest, and many other recreational activities.

From May until November the lodge is accessed from Salt Lake City via Big Mountain Pass on Utah Highway 65. The total distance in 30 miles. During the winter when the Pass is closed, the lodge can be accessed from Salt Lake City via Interstate 80 or Interstate 15.

Several private ranches and one recreational property company surround the ranch. The majority of Morgan County is privately owned.

A public Wildlife Management Area lies northwest of the lodge, west of East Canyon Dam and Spillway.

East Canyon Reservoir lies 1 mile north of the ranch. It is a popular spot for waterskiing, wakeboarding, swimming and fishing.

7TH HEAVEN RANCH 7 intermountain realty group Conservation Easements PURPOSE: 7th Heaven Ranch is protected by two open land conservation easements granted over 1,791 acres in 1999 and 5,509 acres in 2000. The purpose of the easement is to protect the property in its natural, forested, open space condition and to prevent any developmental use that would interfere with its conservation values.

PERMITTED USES: Owner has the right to a one-time subdivision into two parcels which can be owned by separate owners. The existing lodge, cabins, and improvements constitute a "maximum allowable" for the first parcel. A second parcel may be designated and its development would lie inside an 80-acre building envelope with no more than 12,000 square feet of buildings developed. Timber could be harvested if permitted. Normal ranch and agricultural operations are allowed. Water resources may be improved.

PROHIBITED USES: Include no commercial/industrial activities, no game farms, no altered wetlands, no subdivisions and residential development, no feedlots, no mineral extraction and no aircraft facilities.

7TH HEAVEN RANCH 8 intermountain realty group Lodge and Improvements A 12,000 square foot luxury hunting lodge was completed by the 7th Heaven's owner in the fall of 2008. The lodge includes 7 bedrooms, a bunk room that sleeps 10, a master bedroom, 1 lower level suite, and 10 bathrooms.

A large kitchen is equipped with double dishwashers, and high grade appliances. The kitchen faces the living/ gathering room complete with a large stone fireplace. This kitchen/family area connects to a second family room with a stone fireplace and access to a covered deck.

The interior of the lodge has either marbled tile or wood floors. A comprehensive HVAC system provides desired temperatures, year-round.

Additional features include a hobby room, a theatre room, 5 laundry rooms, a pantry, and 2 propane burning fire places. The exterior is stone and stucco with a large patio and an outdoor barbecue. The attached garage will park 6 vehicles.

LANDSCAPING Tuck Landscaping of Salt Lake City developed our lawns and beds utilizing a drip and sprinkler system. They laid pavers on our lodge access. Be sure to inspect the numerous plant beds and spacious lawn used for large social gatherings.

Ducks, geese, turkey, and birds of prey abound! Deer, elk, moose, coyotes, and marmots can be spotted from the front deck.

12 intermountain realty group 7TH HEAVEN RANCH Recreation Hunting Fishing Incredible hunting, fishing, horse riding, and snowmobiling are available on the 7,300 acre parcel which surrounds the lodge. Fishermen love the 3 mile stretch of East Canyon Creek and 2 private trout ponds. Snowmobilers enjoy the adjacent Highway 65 section which is closed to vehicular traffic between late October and early May. One can ride from Little Dell Reservoir on the west up over Big Mountain Pass to the ranch.

The ranch is bordered by numerous large, hunting ranches. To the north is the 6,000 acre East Canyon Resort, a recreational property company with condominiums, mobile home hookups, and camping for a wide range of outdoor enthusiasts. West and East is The Lonetree Taylor Hollow Ranch. Each of these CWMU’s is registered with the Utah Division of Wildlife Resources to provide opportunities to hunt elk and deer.

Seller's acreage offers some of the area's premier big game hunting and viewing opportunities. Many trophy quality elk, deer, and moose frequent the ranch. Elk can be seen in the mornings and evenings on the aspen and oak covered hillsides. Deer are often found along East Canyon Creek. FISHING 7th Heaven Ranch offers numerous trout fishing opportunities. Brown and rainbow trout can be found in the 3 mile stretch of East Canyon Creek.
