Bangkok Condominium Market REPORT YEAR END 2010 | CONDOMINIUM THAILAND BANGKOK CONDOMINIUM MARKET REPORT Bangkok Condominium Market EXecUTIVE SUMMARY New launches in Q4 2010 continued to surge on the back of continued confidence in the residential market and affordable units being offered by developers. Overall 2010 represented a landmark year for the condominium market with over 60,000 units being launched in total. 2011 is set for another strong year for condominium launches but is then expected to moderate and a supply bubble is likely to be avoided as developers and authorities pay close attention to the market and its constraints. This year will represent a move from boom to consolidation. Market INDicatOrs Developers are dividing their attention to both urban and suburban Bangkok, with a similar number 2009 - 2010 being launched in both areas. Suburban Bangkok still remains firmly on the radar with listed developers targeting the low to mid end segment of the market, however non-listed developers are SUPPLY fighting back in Q4 2010 with many players launching smaller scale projects thus providing healthy LAUNCHES competition in the market. PRICES Issues regarding transport access to mass transit stations mean that the positive effects of these lines is not being fully realized and could be a problem for future new lines. The main aim of the paper is to visualize/display the various existing typologies of informal transport practices along the main route of The Bangkok Mass Transit System (BTS Skytrain or in short - BTS). It will also examine the relationship between the formal and informal transport system and practices along BTS Thonburi line, especially at the intermodal connections/linkages at the various BTS stations. This study adopts the ‘assemblage thinking’ as the theoretical and analytical framework in highlighting the formal-informal transport relationship. This paper applied several methods for the fieldwork survey and data collection including observation, informal conversational interview, mapping and photography. The analysis will emphasis on the co-functioning of various transport modes/systems, and the interwoven and the dynamic interplay of the formal-informal systems and networks will be discussed. This study highlighted Bangkok’s informal transport systems/practices have been paid little attention and did not gain much recognition by the State and authorities. As a result, there are discrepancies and fragments of Bangkok’s comprehensive urban transport information and database. This paper also argues that the State and local authorities themselves are also the one producing these urban informality. By mapping and visualizing these informal everyday transport assemblages and meshwork, it could help to unpack Bangkok’s complexity and dynamic relationship at play and could also help to understand how the whole urban transport system work.

The shareholding in Bangkok Metro Networks Limited (BMN) On March 27, 2019, the Company purchased 5.08 Million ordinary shares of BMN, which is the subsidiary company, equal to 20 percent of its issued and paid-up share capital from its existing shareholders. As a result of this transaction, the Company’s shareholding in BMN increased from 69.67 percent to 89.67 percent. 2. Dividend payment On April 26, 2019, the 2019 Annual General Meeting of the Company’s shareholders had a resolution to approve a dividend payment from 2018 operating results of Baht 0.15 per share. The Company paid an interim dividend of Baht 0.06 per share on September 19, 2018, and a dividend of Baht 0.09 per share on May 22, 2019. On August 9, 2019, the Meeting of the Company’s Board of Directors passed a resolution to approve an interim dividend payment of Baht 0.06 per share, which was paid on September 4, 2019. 3. The reclassification of the investment in TTW Public Company Limited (TTW) During the second quarter of the year 2019, the Company has sold partial of TTW’s shares, as a result, the interest in the equity of TTW decreased to 18.47 percent. Following this sale, the Company reclassified the investment in TTW from investment in associated company to investment in available-for-sale securities, which consistent with the investment proportion and the purpose of the Company investment.

    Resilience in Urban Transport Towards Hybrid Canal-Rail Connectivity Linking Bangkok’s Canal Networks to Mass Rapid Transit Lines Pawinee Iamtrakul*, Manat Srivanit and Jirawan Klaylee Faculty of Architecture and Planning, Thammasat University, Pathumthani 12121, Thailand Abstract The influence of rapid development has been more focused on the growth of built up area rather than proceed through its unique characters of urban morphology, especially the megacity of developing world. A huge network of waterways in Bangkok has been overlooked on its utilizations which has been the major evidence of unprepared urban mobility to cope with a changing climate along with tackling on affordability of urban poor for their daily transportation. Thus, the study on hybrid canal-rail system improvement in Bangkok will be a good example of rethinking about transportation development under the consideration of urban context to be consistent with land use factors affecting the current mobility development. The deliberations of spatial management become crucial and being used as a tool for revitalizing urban area in particular of the Water Transit-Oriented Development (WTOD) which becomes the key measure for improving the existing physical condition of area nearby the station to increase ridership as to input to the transportation system.
