The Property This equestrian establishment requires a scheme of restoratio n and management to recreate its former glory and in the past the property has operated as a successful livery yard. The property comprises 3.9 acres (STS) of level and well-drained pasture with a manege (in need of restoration) which has floodlights mounted on posts and a south-facing stable yard comprising four stables. The stable building is in need of renovation and the roof structure on the west side of the building has been fire damaged and may need to be reinstated. The stable building is block-bu ilt on three sides with timber panelling to the front elevation and stable doors. The property is approached off Rossa Lane, over a bridge to substantial galvanized screen gates with matching galvanized fencing each side and opening onto the stable yard wh ich has a concrete paved apron and access beyond to the paddocks and manege. One of the three paddocks has a corrugated field shelter with a single pitch roof and the paddocks are fenced in a combination of post and rail and mature hedging. A ditch runs along the outer of three of the boundaries providing extra security and ensuring that the ground remains well drained. Mains water is connected to two stand pipes and in the past, the larger of the three paddocks has been set out as a small cross-country course or jumping paddock.
