Notice of Amendments to Tsawwassen First Nation Regulations (Amendments to the Zoning Regulation) Request for Written Comments and Notice of Community Meeting

Tsawwassen First Nation Executive Council has directed administration to proceed with the consultation process in accordance with the Land Use Planning and Development Act requirements prior to considering approval of the proposed Zoning Regulation amendments as listed below.

The purpose of the proposed amendments is to allow for single family development with a slightly higher density cap in the SF2 – Single Family without Lane (330m²) Residential zone.

The proposed amendments to the TFN Zoning Regulation include the following: 1. Section 3.1 is amended by replacing the definition of Floor Space with the following: FLOOR SPACE – means the sum of the horizontal area of each floor of a building contained within the outside surface of its walls, excluding crawl spaces. 2. The SF2 Zone Regulations are amended by: • Replacing “40%*” with “45%” in Section 4 and deleting the end note for 45% parcel coverage in its entirety; • Replacing the Maximum Parcel Density of “0.6 (FSR)” with “0.75 (FSR)”

REQUEST FOR WRITTEN COMMENTS Tsawwassen First Nation is requesting written comments from affected land holders, the advisory council and Tsawwassen members on the proposed amendments per Sections 41, 42 and 43 of the Land Use Planning and Development Act. NATURAL RESOURCES UPDATE FOR OUR TFN COMMUNITY MEMBERS

Interest in Training Opportunities The Natural Resources Department is considering some training opportunities to be held at TFN for both marine and hunter safety courses, pending that there is enough community-based interest. Training that could be provided are as follows:

Marine Hunter Small Vessel Operator’s Proficiency (Commerical) Possession & Acquisition Licence (non-restricted) Pleasure Craft Operator Card (Pleasure / Communal) Conservation & Outdoor Recreation Education (CORE)

There is also a possibility to hold an ‘Introductory Guardian’ training here at TFN for those interest in a Natural Resources based career in enforcement. This training would be facilitated by the BC Conservation Officer Service, and would be a unique opportunity for members (including youth) to engage with those already working in this unique field. For those interested these potential opportunities, please contact the Natural Resources Department. Racoon Advisory There has been a recent increase in reports of problem raccoons on TFN lands. Though cute and cuddly looking, raccoons are wildlife, and can act aggressively when food or young are involved. Raccoons have also been known to carry the rabies virus. A few tips to avoid conflicts: keep pets inside or contained to your yard, avoid leaving attractants around your house (garbage, fallen fruit, dog food, etc.), and close off possible access points in your house where animals may be tempted to enter and build a den. Please report any conflicts with raccoons (or other wildlife) to NR staff.

We’ve seen record wildfires, extreme weather, increased drought and more frequent flooding. We recognize the unique threats that climate change poses to Indigenous peoples, and the strength and knowledge within communities. This is why the government’s CleanBC Plan (CleanBC.ca) commits the Province to developing a Climate Preparedness and Adaptation Strategy in collaboration with Indigenous peoples. CleanBC is helping reduce climate pollution and put us on the path to a low-carbon economy that creates opportunities for everyone. We recognize that we also need to take steps to prepare and respond to the impacts of climate change that are already underway. We want to work together to better understand what’s at risk and what approaches we can take to be climate ready. We want to hear from you. We are inviting Indigenous peoples from across B.C. to share how climate change is affecting your families, communities and lands - and we want to hear your visions for how we build a climate resilient future. This input will help the Province better understand how to develop policies and programs that support Indigenous communities.
