Seller Insight

Situated in the pretty hamlet of Hanbury Wharf, which lies on the rural fringes of Droitwich Spa, is Greenacres, a large and very well-appointed four bedroom bungalow that sits in around two acres of attractive gardens and grounds. “There were so many things that attracted us to the property when we first came across it, but first and foremost I’d say it was this glorious setting,” says the owner. “The bungalow itself sits in these beautiful South facing gardens, and beyond our paddock is nothing but rolling farmland so not only is the outlook just stunning, but when we’re at home we feel far removed from the everyday hustle and bustle of life. We have gorgeous countryside walks right outside our front door, it takes just five minutes to drive into town, and the local transport links are excellent so we can get just about anywhere with relative ease. It’s definitely one of those places that offers the best of both worlds.”

“For us, the bungalow has been a really fantastic family home. It’s very spacious and the lovely big windows not only flood the property with light but they allow us to enjoy those gorgeous views from most of the principle rooms. Outside, we have a very pretty garden which is an amazing space for children because not only is it very large but it’s also very safe and secure, and then we also have the paddock which has stables already in situ so it could be ideal if the new owners wanted to keep horses. It’s a real gem of a place, however after three and a half years of living here, we’ve also realised that this is a property with huge potential so we’ve recently gained planning permission to build four live/work properties, and we were also going to complete a full redesign and refurbishment of the bungalow itself. As well as the plans we’ve already put in place, we also thought about building a triple garage with an office/annexe above. The possibilities really are endless. Our circumstances have changed and so we won’t be able to see the project through, but it could be such an exciting venture with great profit- potential for the new owners. There is even the potential of creating holiday let accommodation on the extra land, or they could simply move into the bungalow and enjoy living in this stunning environment, just as we have.”

“The main reception room is definitely my favourite room. It’s very large and it has almost one whole wall of windows that not only bring in a fantastic view of the grounds, but also floods the room with natural light due to the property being south facing.”

“The location is definitely a standout feature of the property. We can come home and tuck ourselves away in our own little world and enjoy utter peace and privacy; we can step out of the front door and go for long country walks, or hop in the car and drive into town where we can access absolutely everything we might need. What more could you want?”

“During lockdown, we brought the holiday to us and really enjoyed our garden and the sun here. We felt that we were abroad!”

“This has been a very happy home for us,” says the owner. “We got married here, had a baby and created some fabulous memories. We’re sad we can’t see the project through, but the fact that we’ve done the hard work of gaining planning permission, presents the new owners with a really exciting opportunity.”*

As its name suggests, Hanbury Wharf is a waterside settlement built as a commercial hub on the junction of The Worcester and Birmingham Canal, and The Droitwich Junction Canal, which was opened in 1854 to provide a link onwards at Droitwich Spa to one of ’s oldest canals, The Droitwich Barge Canal constructed by James Brindley in 1771. Both were used for the transportation of salt, as indeed the Romans had done using The River centuries before.

The Eagle and Sun public house lies at the core of the settlement which remains a thriving commercial hub principally based on The Hanbury Wharf Canal Village and the mobile home park, where businesses are focused on serving the boating community and recreational activity that takes place around the local waterways, including boating and fishing. In more recent years, The Droitwich Spa Marina was opened to the West complimenting the activities at Hanbury Wharf and capitalising upon the reopening of The Junction Canal in 2011, thereby allowing for onward passage to The North of Worcester at Hawford, or Northwards to the famous Tardebigge flight, East of Bromsgrove, and central Birmingham.

Hanbury Wharf sits within the boundaries of Saleway Parish in the Wychavon District of Worcestershire. The entrance to the Droitwich Household waste and recycling site is opposite Greenacres. With Droitwich Spa less than 2 miles to the West, this makes the location ideally suited to the proposed “Live/Work” properties for which the site has consent. The Droitwich Community Sports Club, which is the home of The Droitwich Rugby Club, and Gateway Park may be found adjacent to The Droitwich Spa Marina close by. It also lies only 2 miles from the magnificent Hanbury Hall Estate that is now in the custodianship of The National Trust and a hub of further recreational activity, serving the wider community of the region. This too is complimented by “The Jinney Ring Craft Centre” at Hanbury, the village of Hanbury and Vernon Arms public House, Gaudet Luce Golf Club (2.8 miles), Waitrose and other supermarkets within Droitwich Spa.

LOCATION

Droitwich Spa is a historic Roman town built on the legacy of the salt industry and identified in Victorian times with the “Salt King” John Corbett and his stately Chateau Impney. The Town has a beautiful park and active lido.

The County Town and Cathedral City of Worcester, lying on the banks of The River Severn, is some 8 miles South providing for high street and boutique shopping, and characterised by one of England’s great Cathedrals, its Racecourse, County Cricket Ground, Premiership Rugby Club and University.

The county of Worcestershire is defined by The Malvern Hills to the West, Clent Hills and Lickey Hills to the North, and Hill and the Cotswold escarpment to the South, dissected by The Severn Valley. For days out and recreation, Greenacres is well placed for Croome Park (16 miles), Witley Court (12 miles), The North Cotswolds and Broadway (25 miles), as well as Stratford-upon-Avon (20 miles), Great Malvern (21 miles) and The Malvern Hills, and Ludlow (33). The West coast of Wales, at Aberdovey, is 104 miles.

The M5 motorway (accessed via J5 of The M5 at or J6 at North Worcester) provides for ready access to Birmingham (24 miles) and the surrounding industrial and commercial areas as well as Birmingham International Airport (29 miles) and the M40. London (125 miles) is best accessed by the M40, via the M5/M42. The M5 South also provides for commuting to Cheltenham and its Racecourse (30 miles), Gloucester and Bristol (68 miles).

The newly opened Worcestershire Parkway Railway Station, situated to the east of Worcester, off Junction 7 of the M5, is only 11 miles from Hanbury Wharf, and is intended to increase the capacity to London as well as reduced journey times. This has a significant impact on Worcestershire’s accessibility to the capital and other regional centres. The national railway network may also be accessed at Droitwich Train Station (2.1 miles) or the new Bromsgrove Station (8 miles), with the recently electrified cross city line providing for speedy access to central Birmingham.

If education is a priority, then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. These include Bromsgrove School (7 miles), Malvern College (19 miles) and both The Kings Schools and Royal Grammar School closer by at Worcester, (part of RGS) and Kings Hawford.
