[email protected] Situated on the outskirts of the pretty Cornish village of St Minver, just two miles from the stunning surfing beach at Polzeath and less than five miles from the historic picturesque fishing village of Port Isaac, is Alpha. A deceptively large six bedroom detached house, Alpha is set in large private gardens backed by open fields with panoramic views of rural inland and the sea beyond from the master bedroom and elevated sun terrace. A hidden gem nestled privately behind established foliage and gravelled driveway, Alpha is superbly positioned to explore the North Cornish coast and all it has to offer. The house is deceptively large, measuring approximately 2278 square feet. The first floor has two large double bedrooms, each with built in storage and the main bedroom having French doors opening onto the sun terrace. The first floor also benefits from a family bathroom. The living space is open, light and located at the rear of the ground floor. The sitting room has a freestanding wood burning stove, patio doors leading to the garden and, with a tiled floor underfoot, flowing straight into the kitchen/diner. This has a comprehensive range of white cabinets and drawers and includes a range style cooker and extractor hood. There is also a breakfast bar and space for freestanding furniture. You will then find four genuine double bedrooms, each with their own character. Alternatively, three double bedrooms and an office/study. There is also a second family bathroom and cloakroom on the ground floor. The current vendors recently converted the detached garage to create a studio/additional accommodation – complete with a modern shower room, worksurface, sink and French doors. A particular feature of Alpha is the large established garden to the rear. This is fully enclosed with thick hedge boundaries and incorporates an abundance of mature plants and shrubs, patio and a large area of lawn. Services to the property include mains water and electricity, private drainage and an oil fired central heating system. Alpha is located on the outskirts of the village of St Minver, an extremely pretty Cornish village with a thriving community and amenities that include a primary school, church, post office and two public houses which both have a reputation for great food and atmosphere. Nearby is Rock, an area of outstanding natural beauty and a highly sought after location as are the desirable coastal areas of Daymer Bay and Polzeath, all of which are famous for their spectacular coastal scenery and safe bathing. Within five miles is the historic picturesque fishing village of Port Isaac, well known for it’s role in the current TV programme ‘Doc Martin’ as the fictional town of ‘Portwenn’. It offers many breathtaking walks across the dramatic coastline of North Cornwall as well as its own beach and harbour. There are delightful boutiques and galleries for those who wish to explore the magical narrow streets and to finish off you can always pop into one of the cosy café’s, pubs or restaurants. The popular market town of Wadebridge is six miles distant and offers a diverse and extensive range of shopping and recreational facilities including supermarkets, a cinema, leisure centre and well regarded schools. Bodmin Parkway mainline station is approximately 16 miles away with Newquay airport just 18 miles distant. To find Alpha, travel along the B3314 from Wadebridge for approximately 4.5 miles passing signs for Rock and Polzeath along the way. At the sharp right hand bend, head straight over at signs for Port Quin and Polzeath and follow the road for another ¼ of a mile. Alpha can be found along on the left hand side. The postcode for satellite navigation is PL27 6RD. St MINVER LOWLANDS PARISH COUNCIL MINUTES OF THE FULL COUNCIL MEETING HELD IN THE COUNCIL CHAMBER, ROCK METHODIST CHURCH st ON MONDAY, 1 FEBRUARY 2016 @ 7.30pm Present: Cllr. Mrs Mould (Chairman) Cllr. Blewett Cllr. Crowdy Cllr. Miss Gilbert Cllr. Gisbourne Cllr. Mrs Morgan Cllr. Rathbone Cllr. Richards Cllr. Mrs Webb County Cllr. Penny Mrs Thompson (Clerk) Minute AGENDA ITEMS Action Chairman’s Welcome and Public Forum – the Chairman welcomed those present, with a particularly warm welcome to the members of the public. Mr Mike Parry referred to the Trerair application. He referred to his letter to CC and pointed out that it is contrary to the St Minver Neighbourhood Development Plan (NDP). The site had previously been refused planning permission. He queried what is meant by the ‘reserved matters’ referred to in the application. Mr Lee Durrant, Trerair applicant, explained that this is just normal terminology. Mr Keith Snelling also referred to the NDP in relation to Trerair. He said the final public consultation will end at the end of this week and then it will go to the independent inspector by the end of the month. Consultees had been adamant that the development boundaries should be maintained and this site was outside. He pointed out that public consultation had been ongoing for four years. Mr Varcoe said if permission was granted it would seriously undermine the NDP. He referred to the Cornwall Local Plan, which had been referred back to CC because there was insufficient housing in the original plan. He said permission had been granted for enough new properties to last for the next five years.
