About the Project Grove Isle Condos is a private, gated island located on the boating paradise of just three miles south of Downtown and a mile from the center of lovely . The Grove Isle condominiums is luxury living with 24 hour gated security on a 20 acre island just minutes from downtown Miami, the International Airport, South Beach and in Coconut Grove. Grove Isle condominiums are comprised of 3 high-rise buildings with a total of 510 Units. Building one was built in 1979, building two was built in 1980, and condo building number three was built in 1981. The buildings are managed by Continental Property Management Group. Facility bids are coordinated through the President of the Condominium Master Association. Each condominium building had the same type of roofing system; a cold tar roof that had surpassed its serviceable life. Each roof had many patch areas and approximately 10-12 lbs. of rock per square foot. Project Outline Murton Industries, the prime roofing contractor had a long-term maintenance relationship with the condo property Lapolla Industries, Inc. management group. Continental Property Management brought Murton Industries and Detailed Performance 15402 Vantage Pkwy E. roofing consultants together to write the roofing project specification. Spray foam was recommended for its Ste. 322 exceptional adhesion, thermal performance characteristics and proven longevity. Houston TX. 77032 Murton Industries, contracted Greg Howard, the owner of Foam King, a spray foam roofing contractor based in Pompono Beach, FL for the foam and coating installation. Foam King has an 1-888-4-LAPOLLA outstanding reputation for quality work and years of experience. www.lapolla.com There were a number of requirements outlined in the bid but one considerations stood out to Greg Howard and John Helvie of Murton Industries. There was a significant weight restriction of 10 Tons on the bridge between the island and Coconut Grove. The two-lane bridge is the only way on and off of the island and is in need of structural reinforcement. Howard turned to his foam supplier, Lapolla Industries to collaborate on a speci- fication and warranty that met the vast requirements for the new roofing system. Howard and Lapolla roofing professional agreed that the Foam-LOK™ 2.8 pound density spray polyurethane foam and a tough Silicone topcoat would be the best solution for this project. The team found a light weight hydro-mobile scaffolding system that could be transported across the bridge. They put together a well-organized tear-off and replacement schedule to keep weight appropriate materials coming from the roof and spray foam and coating supplies delivered to the site, staying safely within the load capacity of the bridge and the scaffolding equipment. Installation The cold tar roof was torn off down to the concrete deck. The concrete was scari- fied and the deck was air lanced with dry/clean air to remove the debris without introducing moisture into the substrate. A unique feature of all three roofs is the 8’ parapet walls, on a 45 degree angle, pointing in toward the center of the roof. Foam-LOK spray foam was applied to a thickness of 10” at the parapet walls to slope to 2” around the drains in the middle of the roof. More than 34 mils of silicone coating were applied over the foam and white roof granules were cast into the coating. Security and Restrictions Buckled in with five-point harnesses and fall protection, the entire crew moved safely up and down the hydro-mobile scaffolding and across each roof. A spray screen was occasionally used on windy days to keep overspray from reaching the multi-million dollar yachts next to the condo buildings below. The team worked closely with city engineers to ensure safe transportation of equipment and materials over the Grove Isle Bridge. A Team Effort “Foam King did what they promised,” stated John Helvie, Vice President, Murton Industries, Inc., “Greg Howard kept his word by keeping the project on schedule, working around the bridge weight load restrictions, and applied a beautiful roof system to specification on each condo building. This was a project that I was proud to be a part of.” The bid and specification process began in 2007 and the roof replacement began in March of 2008. “You can’t work independently on a project of this magnitude,” stated Howard. “This project took a complete team effort. Lapolla brought the team together, drafted a smart specification and coordinate all of the warranty details. We appreciated the opportunity to gain additional project experience.”

Foam King installed spray foam sustainable systems on each roof to restore three beautiful buildings. The residence will benefit from the energy-efficiency of roof insulation and a reflective coating. The Master Association will benefit from lowering the life cycle roofing costs and from a Business Energy Efficiency rebate awarded at .45 cents a foot for a reflective roof and .15 cents a foot for roof insulation by the Power & Light Company.
