ENTRANCE – DRIVEWAY – PATHWAYS to DIFFERENT AREAS of the PROPERTY

 The driveway into the property passes the façade and long Veranda side of the Main Homestead – when one follows the driveway by taking a right turn – this leads to the Free-standing Building which houses a Single Garage, Car Port [ with further undercover work-space-boat storage space], with the attached, “ Housekeeper” Cottage.

STORAGE – PACKING FACILITY: FRAMEWORK OF STRUCTURE  As one passes the Manager’s Cottage, walking towards the Water/Electricity Tower, there exists the skeleton or framework of a brick and mortar storage/processing facility.

 The foundations appear to be structurally sound, as do the brick and mortar structure – albeit unused for the past 10 years. It is our belief that with very little effort or investments, the framework and foundations could be adapted and built around, to create stables, storage facilities and/or processing facilities – should that be required. GENERAL INFORMATION: CONCLUSION

KLAPMUTS – WESTERN CAPE GROWTH & DEVELOPMENTAL NODE The physical address of the property indicates that it is considered as forming part of Klapmuts. This is clearly due to the fact that the Community of Small-holdings form part of, or are Portions, of the Original Farm, Klapmuts. In reality, Klapmuts [ proper] is situated on the other side of the N1 Highway turn-off. Protea Road is in fact the Indicator/starting point of the Paarl Wine Route.

Klapmuts Proper – has seen significant upgrade and development in the past 2 [two] years, which includes upgrades to the roadways, construction of new traffic lights at the inter-change, the completion of a mini-Mall within 5 minutes’ drive, as well as Residential developments, starting up on the R44 from Klapmuts towards Stellenbosch.

This development bodes well for the value of property in the area, whilst not affecting the sense of a rural, peaceful existence, which is safe, as well as secure.

There are various excellent Schools within a 10-15km radius, with the University of Stellenbosch, University of the Western Cape, Boland and Wellington Colleges within close proximity.

This is rural living, within reach of all possible amenities and creature comforts. The perfect balance, so as to slow down to the speed of life.
