The field being offered is found on Angarrack Lane which links the settlements of Angarrack and Connor Downs. Angarrack Lane is a public highway and the field has about 100 yards of frontage to it.

On the opposite side of Angarrack Lane is a long established residential development being part of Connor Downs. To the south of the field is a large commercial building and there are further dwellings and outbuildings on this south side of Angarrack Lane in the near vicinity. There is currently a single vehicular gate access onto Angarrack Lane, a further gate access out of the south west corner of the field will not be able to be used by a new owner and this will make no difference as this access was inferior. The field is currently level pasture with a belt of trees along the Angarrack Lane boundary although these are not subject to Tree Preservation Orders.
