Lake County lies in the heart of Northern California’s Coastal range and is included in California’s prestigious North Coast American Viticultural Area. The unique growing characteristics of Lake County with all its microclimates, soil types, and elevations, make it possible to create high-quality fruit in this region of California. AMENITIES Land At approximately 107.7± acres on five parcels, Strycker Vineyards and Walnut Orchard is made up of 64± planted acres of vineyard, 19± plantable acres, a one acre home site, a 5± acre pond and 18.67± acre walnut orchard. Block G is fallow acreage. Zoning Agriculture for grapevines and walnuts. Water There are four wells that service the residence, vineyard and walnut orchard. Two of the wells are located in the vineyard, one small well that services the residence and one for the vineyard. The other two wells are located in the walnut orchard and service the vineyards also. The wells provide water to irrigation pond for block irrigation and seasonal frost protection. Home Site Located at the southwest corner of parcel 43, there is an occupied home of approximately 1,000± square feet. AVA Strycker Vineyards is located within the Clear Lake AVA in Lake County, the largest acreaged AVA in the county. Getting its name from Lake County, the largest body of fresh water in California acts as a temperature moderator for the region. Afternoon breezes from the Mayacamas Mountain Range help to cool down the vineyards and maintain good acidity in the wine grapes. Elevation ranges range from 1,300 to 1,500 feet, which, in combination with the county’s clear air, allow for higher levels of UV light. The UV strength helps the grapes to form thicker skins and prominent tannins. Fruit Disposition There are currently no long-term grape contracts in place for the 2017 crop and beyond at this time. It lies on the southern shore of Clear Lake and covers an area of approximately 11,000 acres with approximately 1,800 acres planted to winegrapes. It is bounded by Clear Lake on the north, Lakeport on the northwest, Kelseyville and Mount Konocti on the east, and the proposed Kelsey Bench – Lake County and Mayacamas Mountains to the south and west. Differences in geology, soils, and climate distinguish the proposed viticultural area from surrounding region. The proposed Big Valley District– Lake County is recognized as a significant agricultural area in Lake County with a long history of agriculture and viticulture. The area known as Big Valley is 8 miles long and 6 miles wide at its widest point covering approximately 38 square miles. The topography of the Big Valley is generally level land sitting at 1,360 feet above sea level. The Big Valley slopes gently north and drains into the numerous creeks that flow into Clear Lake. It lies almost entirely within the Kelseyville Area Plan with a small section overlapping into the Lakeport Area Plan. The Agriculture section of the Kelseyville Area Plan states “Big Valley, within the Kelseyville Planning Area, contains over 48% of the county’s agricultural land. The most predominate crops are pears, walnuts, and wine grapes.” See Appendix Exhibit 1 which is a map of prime agricultural soils taken from the Kelseyville Area Plan.

We had seen Walla Walla, Willamette Valley, and Paso Robles all come into their fame over the last decade. Lake County’s history of winemaking predated Prohibition. The soil was volcanic. The entire AVA was elevated above 1000 ft, giving us higher quality wine grapes than you would expect. Cypress Lane [Estate] was here to make our smaller Clear Lake AVA number one, and we were going to take the Lake County AVA to the top. The highest production grape varieties coming out of Lake County were Cabernet Sauvignon and Sauvignon Blanc. Over the last several years, significant plantings had been established throughout the county. Investors and growers were seizing an opportunity made available by skyrocketing grape prices from neighboring Napa, Sonoma, and other AVA’s across California. Labor for these vineyards was already an issue five years ago, and it remained an even more urgent issue today. Kelsey Bench – Lake County AVA Petition This petition seeks to establish the Kelsey Bench – Lake County AVA within the larger existing Clear Lake AVA. The proposed Kelsey Bench – Lake County viticulture area covers about 9,100 acres and lies south of Clear Lake and entirely within the Clear Lake AVA. The area is bordered by the proposed Big Valley District– Lake County AVA to the north, and the Highland Springs Reservoir and the Mayacamas Mountains to the west. It is bordered by the Red Hills Lake County AVA on the east and the Mayacamas Mountains to the south. This area has a long history of agricultural activity due to its soils and favorable climate. Matthew Luczy gets the lowdown Matthew Luczy July 27, 2020 Of the many start-up California wineries that have risen to prominence in the 2000s, few have achieved the influence, breadth of development and prolific line-up of Arnot-Roberts. After one hobby vintage in 2001 of old-vine Zinfandel and an additional year getting their fledgling Arnot-Roberts label off the ground, Duncan Arnot Meyers and Nathan Lee Roberts now produce between 7,000 and 8,000 cases a year across 23 different fruit sources. Through an ever-expanding roster of vineyards throughout California, the pair hang their hats on a pure and seemingly effortless line-up of wines that accurately represent their origins. Meyers and Roberts have known each other since they were eight years’ old, both born and raised in Napa. Meyers grew up around wineries before stints working at Caymus, Groth and Acacia. Roberts drives the business and logistics side of the operation, after helping his father who worked as a barrel cooper. Caitlin Quinn serves as ‘10 employees in one’, coming aboard as assistant winemaker in 2014. When Meyers and Nathan founded their winery, they were in the middle of educating themselves in wines beyond California. ‘Our palates evolved in lock-step,’ says Meyers. Kermit Lynch and other San Francisco Bay Area wine merchants became a regular part of their lives, providing exposure to the Jura’s Jacques Puffeney and Syrah benchmarks such as Cornas’ Thierry Allemand and Côte-Rôtie’s Domaine Jamet at a time when their wines were more easily available, not to mention affordable.
