Welcome to our first auction sale of 2017. It gives me great pleasure to report that our average auction success rate in 2016 was 92% plus with our last auction sale achieving 96% sales success. This shows that the market stayed strong during 2016 despite being faced with two major influences – the stamp duty rise and the EU referendum result. Where is the market now? The last month of 2016 saw a drop in sales activity and 2017 has seen a slow start but this is typical during the festive period with buyers returning in the new year. Prices will continue to rise by a predicted 3% over the year due to demand still outstripping supply. This increase is at half the rate of 2016. Lack of supply has dominated the residential market for decades, simply because there are just not enough houses being built. In fact this has been the case since the 1970s and despite obvious demand every target has not been delivered with last year statistics showing that only half the target was met. Historically this has created a huge deficit, year in year out. Another factor currently influencing the housing market and deterring development is the level of stamp duty rise, it is simply an extra cost that does not lead to an increase in value and hence makes development less attractive. We have seen strong demand for commercial property, in particular industrial units and investments. This contradicts national statistics which show demand for commercial property fell to its lowest level in four years after the Brexit result. Realistically until the Brexit negotiations have been finalised and its effects been seen there will be uncertainty and the number of transactions may well decrease. Despite all fears the overall economy has stayed robust after the Brexit result. The Bank of England have taken a number of steps to keep the economy on track, one of which was to cut the interest rate to 0.25%. It is likely that there will be no change to this during 2017 and growth will continue, but at a slower rate. However, the upheaval of the Brexit negotiations over the next three years will mean that change and unpredictability will cause a significant blow next year. Whilst the market is stable and funding is still readily available, and let’s not forget likely to cost more towards the end of the year, it is a good time to invest in property. Even in the current uncertainty property still remains the best form of investment as it far exceeds the returns offered by shares, bonds or cash.
