As North Delta is presently under redevelopment it is very important to me that the needs of families in the area for housing are meet and as such, I support high rise development along Scott Road.

My name is Raveen and I have been living in Delta for the last 21 years. I am in support of the High Rise Development Application at 75A Avenue and 120 Street.

I bel ieve that North Delta needs multi-family housing options, so those that want to live in North Delta can afford to do so, outside of single family residences. I believe that high-rise development should be placed along the Scott Road corridor to provide supply to a neighbourhood which needs it. Low rise development simply w ill not meet this growing need. I also believe in providing our local businesses support with residences w ho are keen to use their local shops and services within walking distance to their home.

This is the only option for North Delta. We should not be going backwards when all other municipa lities are going forwards with high rise options.

I am w riting to you in support of the much needed Eminence high-rise project on 75A-120St, Delta.

With shortage of housing in the and especially Delta there is a dire need to avail projects like this to allow affordable housing to retain working class people.

We have to mirror if not better what the city of Surrey and Richmond have done with low & high-rise projects.

Involved in UBC Campus Planning I can only vouch how difficult it is to employ and retain tradesmen . as well as construction crew that commute from Abbotsford and Ch illiwack on a daily basis.

There is a heritage mindset with most home owners in Delta which I aware of having owned a house In Delta since 1992.

We have to move past this to stay on pace and evolve.

We are thinking to downsize and went out to see Scott and Nicolson. But most of the good floor plans were sold out. Now we have the only option to buy in the tower on 75A and 120 St. I request Mayor and Councillor to approve this tower, so that we can buy a unit of our choice and live in Delta. I recently heard that there is a building complex proposed to be developed on 75 Ave and 120 St. I think the idea of having this build would be so great for the community! The area has a lot of potential for growth: we need one that invites people to stay. At this moment the majority of people in the neighbourhood is passing by to either get to the highway or up Scott Road or doing a drop-off at the station.

Most of the neighbourhoods with a skytrain station have residential complexes or businesses around it. It makes sense for the to have the same. It has the land and it is near a busy traffic route. I can forsee this area being the next hub, just like or Sapporton close to the bridge.

I live on 2600 E 49th Ave in Vancouver but regularly drive by the area.

Many of them will choose to BC and Lower Mainland their new home. There is a definite need for additional housing. When I read about Eminence' plan, it addresses some of these needs. We need more robust planning for housing needs in Delta. Eminence's project should be a part of this plan, in fact, a part solution to this plan. It will create jobs, contribute towards to the local economy in form of property taxes and utilities that will fi11 the tax coffers of City of Delta. We as residents should welcome them with open arms and you at local municipal government level make it business friendly with less red tape and making it more convenient for them so that they can proceed with the project. I urge you to send the 75A de elopment proposal back to the drawing board. Here' why:

75A and affordabilitv If you choo e to spot-rezone 75A from 6 storey to 35 you' ll be setting off a flood of speculation and price increases on every property up and down Scott Road. Right there, it's a nail in the coffin of affordable housing.

Speculation and impact on land prices aside highrises are an inherently ex pen ive hou ing style due to complex construction, mechanical sy terns maintenance and repair and monthly fee . Do-it-yourself, or hiring a handyper on, are not cost- aving options in highrise .

And you plan to waive development fees??!! Thinking of the massive impact 75A would have on municipal water pipes, sewer pipes and roads/traffic, waiving fee mean "socializing the costs while privatizing the profits.' I certainly don't mind waiving fees on a right-sized project like Scott-Nicholson, but this i waaaay overboard.

75A and sustainability: Where's the groundwater recharge? the 40% tree canopy? Placing a concrete bunker deep into the ground and high into the sky i not environmentally ustainable when it an isolated tower exposed to the elements, on a ite too sma1l to accommodate effective mitigation measures. It'. a di. a. ter for groundwater recharge, causes huge release of CO2 both during construction and during the building' s lifetime, cannot be partly warmed or cooled by trees (because it too ta11) - and indeed if built as propo ed for 75A leaves no pace for significant trees.

Recent research shows clearly that we'll need more than 40% tree canopy cover integrated within the places we go about our daily lives, to keep our cities liveable on a warming planet. (See attached article.)

75A and liveability The over-40% tree canopy recommended for surviving climate change in cities is ju t part of the liveability picture. Study after study hows the benefits, on human mental and physical health, of daily contact with nature. Even imply looking out on trees lowers tre and speeds healing. 75A reduces the. e opportunities rather than et1hanc-ing thefl.1 .

More dramatically as we' re seeing with rolling blackouts in California and elsewhere. climate resilience is going to be pretty difficult above 6 or 8 floors. Elevators, stairwell lighting water pumps, air conditioning all are vulnerable. Fire _afety i already compromised above about 12 to 16 floors. How liveable is that?

7 SA and density North Delta could easily quadruple its population with gentler forms of density.
