2 Prior to commencement of any development a sample panel of the type of stone to be used, showing the proposed coursing and pointing, shall be erected on site for the written approval of the Local Planning Authority and, once approved, the walls hereby approved shall thereafter be constructed in accordance with the approved detail.

3 The finished floor levels of the extension hereby approved set no lower than the existing floor levels.

4 Prior to the commencement of the development hereby approved cross sectional details of the access ramp at the eastern end of the building shall be submitted to and approved in writing by the Local Planning Authority. The cross sections shall taken on the line of each of the retained trees and illustrate the ramp, the church wall, the boundary wall and the retained tree, and in addition the length of the eastern sections of the ramp.

5 Unless otherwise approved in writing by the Local Planning Authority, there shall be no excavation or other groundworks, except for investigative works, or the depositing of material on the site until the access(es) to the site have been set out and constructed in accordance with the published Specification of the Highway Authority and the provision of tactile paving in accordance with current Government guidance.

6 Notwithstanding the submitted plans, details of the hand rail, identified on plan drawing No. 03 Revision B, shall be submitted for the written approval of the Local Planning Authority and no development shall commence until such approval.

7 Prior to the commencement of any works a Method Statement describing the measures which shall be carried out in respect of protecting the adjacent trees during those works shall be submitted to and approved in writing by the the Local Planning Authority. The development shall be carried out in strict accordance with the approved Method Statement.

8 Protective fencing of a minimum height of 2.3m shall be erected around the trees to be retained as indicated on the approved plan and made available for inspection by the Council's Arboricultural Officer prior to commencement of any works on the site. Following any visit in this respect there shall be strict compliance with any advice given.

The fencing shall be either herras fencing or chain link supported by a vertical and horizontal scaffold framework, well braced to resist impacts likely to be caused during any building operations undertaken in the vicinity in accordance with BS5837:2005 Trees in Relation to Construction. Signs shall be affixed to the fencing at regular intervals stating "CONSTRUCTION EXCLUSION ZONE - KEEP OUT".

The level of the land within the fenced area shall not be altered without the prior written consent of the Local Planning Authority and no use including by any material storage or vehicles shall be made of the fenced area.

9 No oil, bitumen, cement or other materials likely to be injurious to trees should be stacked or discharged or mixed within 10 metres of the trunks of the trees.

8 Works shall be commenced outside of the main bird nesting season (March to July inclusive) unless either birds have been excluded from the building prior to the commencement of the breeding season, or an ecological survey, undertaken immediately prior to the commencement of works, shows that nesting birds are not present.

9 Provision shall be made in the barn to retain several openings for bats in the converted buildings. These need be no more than small unpointed openings in the rear eaves approximately 15 x 50mm in size, avoiding locations over doors and windows.

10 Any temporary or permanent artificial site lighting in the vicinity of the existing bat roost at Rose Farm must be in accordance with recent Bat Conservation Trust guidelines 'Bats and Lighting in the UK'. Detailed plans for any such lighting should be submitted for the written approval of the Local Planning Authority prior to installation.

11 The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Rose Farm.

12 No development shall be commenced until:-

a)A desk top study has been carried out which shall include the identification of previous site uses, potential contaminants that might reasonably be expected given those users and other relevant information. Using this information a diagrammatical representation (Conceptual Model) for the site of all potential contaminant sources, pathways and receptors has be produced.

b) A site investigation has been designed for the site using the information from the desktop study and any diagrammatical representations (Conceptual Model). This should be submitted to, and approved in writing by the Local Planning Authority prior to that investigation being carried out on the site. The investigation must be comprehensive enough to enable:- - a risk assessment to be undertaken relating to ground and surface waters associated on and off the site that may be affected, and - refinement of the Conceptual Model, and

12 - the development of a Method Statement detailing the remediation requirements. - c)The site investigation has been undertaken in accordance with details approved by the Local Planning Authority and a risk assessment has been undertaken.

d) A method statement detailing the remediation requirements, including measures to minimise the impact on ground and surface waters, using the information obtained form the Site Investigation has been submitted to the Local Planning Authority. This should be approved in writing by the Local Planning Authority prior to that remediation being carried out on the site.

e) The measured approved in the scheme have been implemented . Thereafter a verification report shall be submitted upon completion of any works.

13 The materials to be used on the roof of the two storey section of the building shall match those on the single storey section. Prior to the commencement of the development a sample of the roofing material shall be submitted to and approved in writing by the Local Planning Authority. Development shall be carried out strictly in accordance with the approved details.

14 The window frames of the development hereby permitted shall be constructed in timber and no other materials shall be used without the prior written consent of the Local Planning Authority.

15 All new or replacement rainwater goods shall be of cast iron construction unless otherwise agreed in writing by the Local Planning Authority.
